Discovery Gardens has 291 residential buildings across 26 clusters. About half of them are G+4 walk-ups with no elevator at all. If you're moving in or out of a Mediterranean Cluster 4th-floor flat, what would be a 4-hour move elsewhere becomes a 6-hour stair climb with a very tired crew at the end.

We run 25–30 Discovery Gardens moves a month. The pricing here isn't really about distance or crew — it's about floor count and cluster layout. Here's what movers who don't work Discovery regularly miss about the community.

The Cluster Personalities

Nakheel laid out Discovery Gardens as six themed clusters — Mediterranean, Mogul, Contemporary, Zen, Cactus, and Mesoamerican (often just called "Med"). Each cluster has 35–50 buildings arranged around internal gardens.

Mediterranean Cluster

Four buildings per sub-cluster (Med 1, 2, 3, 4...). Some have lifts, some are walk-ups. The Med buildings tend to have slightly wider internal stairs — about 110 cm wide — which helps with sofa extraction.

Mogul Cluster

Almost entirely walk-up. The tightest staircase configuration in Discovery — narrow turns at each landing mean anything over 200 cm in one dimension gets disassembled or carried vertically on its side. Mogul is where a 2-bed move jumps to AED 2,200 because the work is real.

Contemporary Cluster

Mostly elevator buildings. The easiest Discovery move. 2-bed here typically AED 1,400–1,800.

Zen Cluster

Mixed — some walk-ups, some elevator buildings. Zen has wider internal courtyards and the easiest truck parking in the community. Good choice if you have flexibility on where you rent.

Cactus Cluster

Predominantly walk-up. Smaller buildings, narrower entries. Cactus requires disassembly of most queen and king beds because of the entry-door width.

Mesoamerican Cluster

Newer section. Higher proportion of elevator buildings. Move logistics closer to a standard mid-rise.

The Stair-Carry Math

Walking a 2-bed's worth of furniture down four flights of stairs is not a five-minute affair. Here's what our timesheets show for a 2-bed Mogul walk-up move:

  • Flat 1st floor: 4 hours total, 4 crew, AED 1,400 typical
  • Flat 2nd floor: 5 hours, 4 crew, AED 1,600
  • Flat 3rd floor: 6 hours, 5 crew, AED 1,900
  • Flat 4th floor: 7 hours, 5 crew with rotation, AED 2,200–2,400

The jump from floor 1 to floor 4 is AED 800–1,000. That's not markup — it's real crew hours. Floor 4 extraction means every box, every piece of furniture, makes a vertical trip that takes 3–4 minutes per load. Multiply by 60–80 loads and you have 3–4 hours of pure stair time.

Disassembly Is Not Optional

Discovery Gardens' internal apartment doors are narrow — typically 76–82 cm wide. Most modern sofas are 95 cm+ deep. Most king bed frames are 180 cm wide but 210 cm diagonal. Math doesn't work. Disassembly is not a nice-to-have; it's the default.

Budget for AED 150–300 per major piece of furniture disassembled. A 3-piece sectional, a king bed, a dining table, and a TV unit easily add AED 800 to the invoice before reassembly at the new place.

Pricing: Floor-Count Is the Dominant Variable

Elevator buildings in Discovery run roughly 20% lower than walk-up equivalents for the same size. Booking flexibility (any weekday mid-month) can save another 10%.

Access: The Metro and the Gate

Discovery Gardens has a dedicated Metro Red Line station (UAE Exchange) and sits between Jebel Ali Village and Al Furjan. Truck access is via Gardens Boulevard, which is wide and unrestricted, but the internal cluster roads are narrow and 7-tonne trucks struggle in some Mogul and Cactus streets.

We typically use 3-tonne or 3.5-tonne trucks for Discovery moves unless the job is unusually large. A bigger truck gets stuck at cluster entry gates (there's no actual gate, but the road narrows to roughly 5.5 m and a large truck plus a parked car means trouble).

Timing and Community Rules

Nakheel community rules for Discovery Gardens are lighter than Emaar's for The Greens — 07:00–20:00 move window, no formal permit, no cluster-specific notice. That said, building management companies (Dulsco, Eskan, and others) sometimes impose their own rules: deposit AED 500–1,000, move-out NOC required, lift reservation (in lift buildings only).

Morning moves work well in Discovery because the community is residential and quiet before 09:00. Summer afternoons are brutal — the walk-up staircases trap heat, and crews genuinely cannot maintain pace above 42°C without breaks every 20 minutes.

Discovery Gardens vs Adjacent Options

If you're considering Discovery Gardens, the usual comparisons are:

  • Al Furjan — higher rents, newer buildings, all elevator access
  • JVT — villa-type living, different price bracket entirely
  • International City — similar budget bracket, different building style

What to Pack Differently for a Discovery Walk-Up

Walk-ups reward small, dense, well-labeled boxes. Don't pack a 25kg box of books — your mover will thank you for going with 12–15kg max per box, and everyone gets the move done faster. Disassemble everything you can ahead of move day (beds especially), and keep the hardware in labeled bags taped to each disassembled piece.
