Al Furjan has something that JVC, Arabian Ranches, DAMAC Hills, and half of suburban Dubai would kill for: its own Metro station. The Al Furjan station on the Red Line Route 2020 extension puts Marina 10 minutes away by train, Mall of the Emirates in 15, and Expo City in under 20. For a mid-priced family community, that's an enormous advantage.
We've moved about 30 families into Al Furjan over the past year. Most came from JVC or Discovery Gardens — drawn by the Metro, the Nakheel villas, and rents that are surprisingly competitive. A 3-bed townhouse goes for AED 100,000–140,000/year, which is what you'd pay for a smaller apartment in some Marina towers.
The Nakheel Community: Layout and Clusters
Al Furjan is a Nakheel master-planned community split into distinct zones. Understanding the layout matters for your move — and your daily commute.
Al Furjan West is the villa and townhouse core. Rows of 3–5 bedroom properties with private gardens, quiet streets, and parking that actually exists. Most families settle here. The Nakheel-built villas have generous plots but vary in condition — some original 2013-era builds are showing their age, while renovated units feel nearly new.
Al Furjan East is the apartment zone. Mid-rise buildings (4–8 floors) with modern finishes, gyms, and pools. 1-bed apartments rent for AED 55,000–75,000/year, 2-beds for AED 80,000–110,000. These buildings have proper service elevators and reasonable loading bays — nothing like the chaos of moving into a Marina tower.
Masakin is a sub-community within Al Furjan with its own cluster of apartments. Slightly older, slightly cheaper, and quieter than the East apartments. Good for couples or small families.
Move Day: Nakheel Permits and the Practical Stuff
Nakheel communities require a move-in/move-out permit from community management. Here's what you need:
- Submit through Nakheel's online portal or your building management office
- Provide: tenancy contract, moving company trade licence, truck plate number
- Allow 48 hours for approval
- Move window: typically 8 AM to 8 PM (more flexible than Downtown or Marina)
The good news: Al Furjan is one of the easier communities to move into. Wide streets, ample parking near villas, and building management that's dealt with hundreds of moves. We've never had a truck turned away here — which is more than we can say for some DIFC or Marina buildings.
For villa moves, trucks park directly outside the property. No loading bays, no shared access — your front door to the truck, done. Townhouse moves are similarly straightforward. The only bottleneck we've encountered is the Al Furjan Pavilion area during weekend mornings when the cafés are packed and parking gets tight.

- 2-bed apartment: AED 1,800–2,500
- 3-bed townhouse: AED 2,500–3,500 (includes furniture disassembly/reassembly)
- 4-5 bed villa: AED 3,500–5,000

Schools Near Al Furjan
This is what actually sells Al Furjan to families:
- The Arbor School: 5-minute drive. IB curriculum, sustainability-focused, popular with expat families. Fees from AED 45,000/year.
- DPS Dubai (Delhi Private School): 10 minutes. CBSE curriculum, one of the most affordable quality options. Fees from AED 15,000/year.
- Jebel Ali School: 10–15 minutes. British curriculum, established since 1977. Fees from AED 30,000/year.
- JSS International School: 12 minutes. Another CBSE option with strong academics.
The school bus situation is solid — most major schools have routes running through Al Furjan. And unlike communities deep in Dubailand, the school commute here is 15 minutes max.
Daily Life: The Honest Assessment
Al Furjan Pavilion is the community's retail and dining hub. It's got Choithrams, Carrefour Express, a pharmacy, restaurants, and cafés. Not exciting, but functional. For serious shopping, Mall of the Emirates is a 15-minute drive or Metro ride.
The 40km cycling track that connects the community is genuinely impressive. Parks are well-maintained, with shaded playgrounds, basketball courts, and walking paths. Saturday mornings, the parks are full of families — it's got real community energy.
But here's the honest part: Al Furjan is quiet. Very quiet. If you want nightlife, restaurants, or walkable urban energy, you're Metro-ing into Marina or Downtown for that. This is a place for families who want space, quiet streets, and easy access to the rest of Dubai when they need it.

Discovery Gardens is cheaper but older — the buildings are showing wear. JVC has more options but no metro, which means you're driving everywhere.
