Dubai Miracle Garden pulls over a million visitors a year. But walk five minutes past the gift shop, and you're in Majan — also listed on apps as Arjan — a quietly growing sub-community in DubaiLand that most people haven't heard of yet.
That's changing fast. Majan has one of the highest handover volumes in Dubai right now, with multiple mid-rise projects completing this year alone. Developers like Binghatti, Samana, Prescott, and Ellington have clustered here because the land is affordable and the demand for mid-market apartments is relentless.
The result: a pocket of brand-new buildings, decent rents, and proximity to Al Barsha South, Motor City, and the Miracle Garden district. But Majan has quirks that other communities don't — multiple developers, no single master plan, and building rules that vary from tower to tower. Here's what to expect.
What Majan Actually Is
Majan isn't a gated community with a single developer like DAMAC Lagoons or Dubai Hills. It's a DubaiLand sub-area designated for residential development, where individual developers buy plots and build independently. Think of it like a neighbourhood forming organically rather than being delivered as a finished product.
That means:
- Buildings sit next to construction sites. The area isn't "done" — it's actively becoming.
- There's no single community app or management office. Each building has its own rules.
- Quality varies. An Ellington building and a Samana building on the same street will have different finishes, management responsiveness, and service charge levels.
But the infrastructure is improving. Roads are complete, the main retail strip along Arjan Drive has cafes and a grocery, and the community is crossing the threshold from "construction zone" to "neighbourhood."
Rent: The Numbers
Majan's main draw is price. Brand-new apartments at rents that undercut JVC and Dubai Hills significantly:
- Studios: AED 35,000–45,000
- 1-bedroom: AED 40,000–55,000
- 2-bedroom: AED 65,000–85,000
Compare that to JVC where one-bedrooms start at AED 60,000 or Dubai Hills where they start at AED 80,000. For a brand-new apartment with modern finishes, Majan is hard to beat on price.
Purchase prices are competitive too. Studios sell from AED 400,000–550,000, and 1-beds from AED 600,000–800,000. Investors chasing rental yield (7–9% gross in this area) are a big part of the buyer pool.
Moving Logistics: No Master Developer Means DIY Coordination
Building Management Varies
In Emaar or Nakheel communities, you open one app, upload documents, and get your permit. Majan doesn't work that way. Each building has its own management company, and the process ranges from formal (online portal, deposit, scheduled time slot) to informal (WhatsApp the building manager, show up whenever).
What we recommend: Contact your building management office at least five days before your move. Ask specifically about:
- Do they require a formal move-in permit?
- Is there a refundable deposit? (Usually AED 500–2,000)
- Which hours are moves allowed? (Most buildings restrict to 8 AM–6 PM)
- Is there a service elevator, or do you share the main elevator?
About half the buildings we move into in Majan have a straightforward permit. The other half just want advance notice and your mover's trade license.
New Building Challenges
Here's something specific to areas with lots of handovers: on any given weekend, multiple families are moving into the same building. We've shown up at a Samana building in Majan to find three other moving trucks already there — all waiting for the same service elevator.
Our fix: early-bird scheduling. We book 7 AM starts for Majan moves whenever possible. By 9 AM, the other trucks start arriving. By 7 AM, we've had the service elevator to ourselves for two hours.
What's Around Majan
The immediate surroundings:
- Dubai Miracle Garden — literally next door, open October through April. Seasonal, but it's a selling point for families.
- Dubai Butterfly Garden — adjacent to Miracle Garden, open year-round.
- Motor City — 5-minute drive. Has a Spinneys, restaurants, and the Dubai Autodrome.
- Al Barsha South — 10-minute drive. More retail, cafes, and access to Sheikh Zayed Road.
- Mall of the Emirates — 12–15 minutes via Al Barsha.
Within Majan itself, the retail scene is still emerging. There are ground-floor cafes and a small supermarket, but for a proper grocery run, most residents head to Motor City or Al Barsha South.
Commute and Connectivity
Majan sits between Al Barsha South and Motor City, roughly equidistant from Sheikh Zayed Road (E11) and Al Khail Road (E44). Both highways are accessible within 5–10 minutes, which makes the commute to major business hubs reasonable:
- Business Bay: 15–20 minutes
- DIFC: 18–22 minutes
- Internet City / Media City: 15–18 minutes
- JBR / Marina: 20–25 minutes
No metro station yet — the nearest is Mall of the Emirates on the Red Line, about a 12-minute drive. But the area's central location means driving commutes are shorter than you'd expect from a "DubaiLand" address.
