Moving to Dubai Islands: Waterfront Living on Deira's New Coastline

Five Islands, Zero Traffic Jams (For Now)

Palm Jumeirah proved that Dubai could build islands and fill them with people willing to pay a premium for waterfront living. Dubai Islands is the sequel — five islands off the Deira coastline, connected to the mainland by bridges, with a mix of apartments, townhouses, villas, beach clubs, and a marina district.

The difference? Price. Palm Jumeirah one-bedrooms start north of AED 120,000. Dubai Islands is launching at roughly half that for comparable waterfront access. Early handovers are already underway — Sea La Vie, Yas Residences, and several other Nakheel-developed buildings have residents. More projects from Nakheel and third-party developers are completing this year.

We moved our first family into Dubai Islands six months ago. The community is still raw — fresh construction, limited retail, that new-build smell in the corridors. But the bones are impressive, and the early adopters are betting on a community that could rival JBR in five years.

What Dubai Islands Looks Like Right Now

Dubai Islands is a Nakheel master-development spanning five interconnected islands off the Deira corniche. The access points are bridges from the mainland near Deira City Centre and Al Mamzar.

Currently delivered or delivering:

  • Island A — The most developed section. Residential towers, the initial retail cluster, and beach access. Most early residents are here.
  • Island B — Mixed-use with residential and hospitality. Several hotels announced.
  • Islands C–E — Still in development, with villa plots and townhouse clusters planned.

The beach is the star. Dubai Islands has 21 kilometres of shoreline — more than JBR and Palm Jumeirah combined. The beachfront promenade along Island A is already walkable, and the first beach club opened late last year. For a community that's barely two years old in terms of residency, the waterfront infrastructure is ahead of schedule.

Rent and Property Prices

Early pricing reflects the "new community" discount — you're paying less for waterfront access than you would at established communities, but you're also living in a community that's still finding its feet.

  • Studios: AED 50,000–65,000
  • 1-bedroom: AED 65,000–90,000
  • 2-bedroom: AED 95,000–130,000
  • 3-bedroom: AED 130,000–180,000

Compare that to Palm Jumeirah (one-bedrooms AED 120,000–180,000) or Emaar Beachfront (one-bedrooms AED 100,000–140,000). Dubai Islands offers 30–40% savings for waterfront living. The catch: it's Deira-side, not the Marina/JBR corridor.

Purchase prices are also competitive. One-bedroom apartments sell from AED 1.2–1.8 million, versus AED 2.5–4 million on the Palm. Early buyers are banking on capital appreciation as the community matures.

Moving to Dubai Islands: The Logistics

Nakheel Permits via My Nakheel App

Dubai Islands is a Nakheel community, so all move-in and move-out permits go through the My Nakheel app. The process is identical to other Nakheel communities (Palm Jumeirah, JVC, Discovery Gardens):

  1. Register your unit on the My Nakheel app
  2. Upload tenancy contract, Emirates ID, and your mover's trade license
  3. Select date and time slot
  4. Pay permit fee (AED 100–200) and refundable deposit (AED 1,000–2,000)

Processing time: 2–3 working days. Nakheel's system is efficient — we've had permits approved in 48 hours consistently.

Bridge Access for Moving Trucks

The access bridges from the mainland are wide and well-built — no weight restrictions for standard moving trucks. This is a significant advantage over Palm Jumeirah, where larger trucks face restrictions on the monorail approach road.

Right now, traffic to Dubai Islands is light. There simply aren't enough residents yet to create congestion on the bridges. That will change as more buildings hand over, but for the foreseeable future, driving a truck onto the islands is straightforward.

We use the Deira City Centre approach road for most Dubai Islands moves — it connects to the northern bridge and puts our truck directly onto Island A's main road.

Loading and Elevator Access

New buildings mean new elevators, new loading bays, and none of the wear-and-tear issues you find in older towers. The service elevators in Dubai Islands buildings are large — designed for modern furniture dimensions, not the narrow lifts in older Deira buildings.

The only logistical issue we've encountered: some buildings are still running on temporary management while Nakheel's permanent facilities team is being set up. That means permit responses can come from a different email address each time. Not a problem, just slightly confusing — ask your landlord for the current facilities management contact.

Moving Costs to Dubai Islands

  • Studio: AED 1,200–1,600 (from central Dubai)
  • 1-bedroom: AED 1,600–2,200
  • 2-bedroom: AED 2,200–3,000

Daily Life: What Exists and What Doesn't (Yet)

Let's be realistic about what you're getting right now:

What's already there:

  • Beach access along Island A promenade
  • One operational beach club
  • Small retail cluster with a grocery, pharmacy, and a few cafes
  • Building amenities: pools, gyms, kids' play areas

What's coming but not there yet:

  • Full retail centre (opening phased through this year and next)
  • The marina district
  • Multiple hotel and resort developments
  • Schools within the community

For groceries beyond the basics, you'll drive to Deira City Centre (10 minutes) or Al Mamzar area (8 minutes). Dining options are limited on the islands — most residents head to the Deira waterfront restaurants or further into the city.

Schools are the biggest gap. The nearest reputable options are in Al Mamzar, Al Warqa, and Mirdif — all within 15–20 minutes. No school has been announced within the community yet, though the master plan includes educational facilities.

Palm Jumeirah is the proven commodity — established, premium, expensive. Emaar Beachfront is younger but benefits from Dubai Harbour's infrastructure. Early adopters who want waterfront living without the Palm premium. Professionals working in Deira, Festival City, or the airport corridor who are tired of the Marina commute. Investors who remember what early Palm prices looked like and see a similar trajectory. Couples and singles who prioritise beach lifestyle over established nightlife.

Not yet ideal for families with school-age kids (no community school), anyone who needs walkable retail and dining right now, or people who work in Marina/JLT (the cross-city commute negates the rent savings).
