DAMAC Lagoons is a sprawling Mediterranean-themed master community in Dubailand, developed by DAMAC Properties. Spread across approximately 45 million sq ft between Hessa Street and the Al Qudra Road corridor, the community is divided into 16 clusters, each named after a Mediterranean destination: Venice, Santorini, Costa Brava, Morocco, Nice, Malta, Ibiza, Monaco, Mykonos, Portofino, Marbella, Corfu, Cayman, Rhodes, Cavali, and Andalusia. As of March, approximately 11 clusters have received handover, with Morocco (Q4 ) and several later phases still under construction.

Property types are primarily 3-5 bedroom townhouses and 4-6 bedroom villas. Townhouses typically span 2,200–3,200 sq ft; standalone villas reach 4,000–6,000 sq ft. Average resale prices range from AED 2.8M for a 3-bed townhouse to AED 5.5M for a 5-bed villa.

Accessing DAMAC Lagoons: Roads and Entry Points

DAMAC Lagoons has two primary access routes:

  • Hessa Street (D61): The main entry for most clusters. The Hessa Street entry gate is off the roundabout approximately 3 km south of the Al Khail Road intersection. During peak hours (7-9 AM, 5-7 PM), Hessa Street can be congested. Our team always plans moves for 8:00 AM to 1:00 PM to clear the community before afternoon traffic builds.
  • Al Qudra Road (D63): Secondary access from the south, used primarily for Malta, Ibiza, and Marbella clusters. Better for 26-ft trucks as the road is wider with fewer tight turns.

Important note for large truck access: DAMAC Lagoons has strict maximum vehicle height restrictions of 4.2 metres at certain internal cluster gates. Our moving trucks (max height 3.8m) fit within this limit, but some third-party companies using taller vehicles have faced entry refusals — always confirm your mover's truck specs in advance.

The DAMAC Move Permit Process

Every move into or out of DAMAC Lagoons requires a pre-approved move permit from DAMAC Facilities Management. Here is the exact process:

  1. Apply online: Via the DAMAC Living app or email to the cluster-specific community manager (contact details on your handover completion letter)
  2. Documents required: Title deed or tenancy contract, Emirates ID, moving company name and truck plate number
  3. Processing time: 24-48 hours on business days — apply at least 3-5 days before your planned move date
  4. Damage deposit: AED 1,500 refundable cheque payable to DAMAC Properties, collected at the community management office
  5. Approved moving hours: Saturday to Thursday, 8:00 AM to 6:00 PM. No moves permitted on Fridays or public holidays.

Moving Into a Mediterranean Townhouse vs Standalone Villa

The distinction matters for logistics. DAMAC Lagoons townhouses are typically mid-terrace properties with a shared wall on one or both sides, a narrow front-door approach, and internal staircases with a 90° turn. Our crews use furniture sliders and stair-climbing dollies for L-shaped sofas and king-size beds — items that can't navigate a tight stairwell in one piece are disassembled at the truck.

Standalone villas (Venice, Portofino, and Cavali clusters primarily) have wider entryways, direct garden access, and typically a service entrance at the rear. We can use a forklift platform for heavy items like marble dining tables or large safes where rear garden access permits. Villa moves in DAMAC Lagoons typically take 6-10 hours for a 4-bed and 10-14 hours for a 6-bed with a full crew of 4-6 movers.

Construction Activity: What to Expect

If you are moving into a handed-over cluster adjacent to an active construction phase, be aware of the following:

  • Construction traffic: Heavy material vehicles use the Hessa Street construction gate (separate from resident gates). Peak construction hours are 6:00 AM to 2:00 PM — plan your move truck arrival after 8:00 AM to avoid the construction truck peak.
  • Dust and debris: Even in handed-over clusters near Morocco (still under construction ), dust levels are elevated. We use stretch-film wrapping on all upholstered furniture during transit and advise covering flooring inside the new home before unloading.
  • Temporary road closures: Internal roads connecting clusters can be temporarily closed for infrastructure work. Check with DAMAC community management 24 hours before your move for any active closures on your access route.

Nearest Amenities: What Is Available Now

DAMAC Lagoons is a self-contained community, though amenity availability varies by cluster. As of Q1:

  • Within the community: Crystal lagoon swimming beaches (Venice and Santorini clusters active), waterslides, restaurants along the lagoon promenade, DAMAC Hills 2 community park
  • 5-7 minutes by car: DAMAC Hills Trump Golf Course, Radisson Hotel DAMAC Hills, Carrefour at DAMAC Hills
  • 10-12 minutes: Studio City Mall, Arabian Centre, Mudon Community Centre
  • 15-20 minutes: Mall of the Emirates via Hessa Street → Al Khail Road → SZR

The Metro does not yet serve DAMAC Lagoons — the nearest station is Furjan on the Route 2020 line, approximately 18 km away. Car ownership is effectively mandatory for residents.

DAMAC Lagoons villas and townhouses use individual ducted AC systems (not district cooling). You activate your AC via DEWA — there is no separate district cooling account or additional chiller deposit. DEWA deposits for DAMAC Lagoons villas are AED 4,000 (refundable). This is an advantage over communities like JBR or Downtown where district cooling adds AED 1,000–2,000 in extra deposits.
