AR1 is anchored by the Arabian Ranches Community Centre, which includes a Carrefour supermarket, restaurants, a pharmacy, and the Arabian Ranches Golf Club. The community pool, gym, and tennis courts are within walking distance for most residents.

Arabian Ranches 2: Family-Focused and Compact

AR2 offers a different feel — newer construction, slightly smaller plots, but with more community parks and play areas. Key sub-communities include:

  • Samara: Modern 3 to 5-bedroom villas with clean architectural lines. Access roads are well-maintained and wide enough for larger moving vehicles.
  • Palma: Features 4 and 5-bedroom villas with Mediterranean-influenced design. Some plots have rear garden gates that are too narrow for standard wardrobes, so we disassemble these items and reassemble them inside using our handyman services.
  • Rosa: Offers 3 and 4-bedroom villas with landscaped gardens. Streets are wider than average, and most villas have straightforward front access.
  • Lila: Townhouses with shared parking areas. The main challenge is carrying furniture up to the first floor through relatively narrow internal staircases.

AR2 has its own community centre with a Spinneys supermarket, cafes, and a mosque. The Ranches Souk provides additional retail and dining options.

Arabian Ranches 3: The Newest Phase

AR3 is still developing, with communities like Sun, Joy, and Spring. Villas here have contemporary designs with open-plan layouts and larger windows than the older phases. Plot sizes are generally more standardised than AR1, with consistent driveway widths that accommodate moving trucks without difficulty.

The main challenge for moves into AR3 is ongoing construction in surrounding phases — dust, temporary road diversions, and occasionally restricted access during active building works. Delivery trucks for construction materials share the same access roads, which can create delays during morning hours. We always confirm route access 24 hours before an AR3 move and plan arrival times to avoid construction vehicle activity.

Garden Gates and Outdoor Access

Many Arabian Ranches villas have garden gates that are 90 cm to 110 cm wide — too narrow for king-size bed frames, large sofas, or dining tables.
