Dubai Hills Estate is one of the largest and most ambitious master-planned communities in Dubai, developed by Emaar in a joint venture with Meraas. Spanning over 11 million square metres between Al Khail Road and Umm Suqeim Road, it offers a complete ecosystem of apartments, villas, townhouses, a championship golf course, schools, parks, and Dubai Hills Mall — one of the city's newest major shopping destinations.

Understanding the Sub-Communities

Dubai Hills Estate is divided into distinct residential clusters, each with its own character, property types, and access logistics:

Apartments

Park Heights (1 and 2): Two mid-rise residential towers overlooking Dubai Hills Park. These were among the first apartment buildings delivered in the community and have well-established loading bay procedures. The loading area is in the basement, accessible via a ramp from the main community road. Emaar management requires a standard NOC and 48-hour advance elevator booking. Deposit: AED 2,000.

Collective (1 and 2): Newer apartment buildings positioned near Dubai Hills Mall. The Collective towers have modern freight elevator systems and spacious loading bays. Their proximity to the mall means the surrounding roads can be busy, especially on weekends. We schedule Collective moves to arrive before 10 AM to avoid mall-related traffic.

Elora (by Emaar): One of the newest apartment buildings in the community, Elora sits near the golf course. As a recently completed building, the access roads and internal facilities are in excellent condition. The main consideration is that the surrounding area may still see construction activity from adjacent phases.

Villas

Maple (1, 2, and 3): A popular cluster of 3 to 5-bedroom villas with a traditional Arabian architectural influence. Streets are wide and well-maintained, and most villas have double-car garages with driveways that comfortably fit our 7-tonne trucks. The Maple community has its own park and pool area, and the internal road network is fully complete.

Sidra (1, 2, and 3): Sidra villas are slightly more compact than Maple, offering 3 to 5-bedroom options with modern designs. The community is fully handed over, with mature landscaping and excellent road access. Our villa moving team finds Sidra moves straightforward — the main access road connects directly to the community boulevard.

Club Villas: Premium villas adjacent to the Dubai Hills Golf Club, offering 4 to 6-bedroom layouts with golf course views. Larger plot sizes mean longer carrying distances from the truck to the villa interior. These moves typically require a team of 6 to 8 movers and take a full day with packing.

Fairway Vistas and Golf Place: Ultra-premium villa clusters directly on the golf course. Security is enhanced, and pre-registration with community management is mandatory for all moving vehicles.

Townhouses

Villanova (La Rosa, Amaranta): An Emaar townhouse community within Dubai Hills, Villanova features 3 and 4-bedroom townhouses arranged in clusters with shared green spaces. Internal roads are narrower than the villa communities, and parking directly in front of the unit is not always possible. Our 3-tonne trucks are the standard choice for Villanova moves to ensure manoeuvrability.

Naseem: A newer townhouse sub-community with 3 and 4-bedroom units. Naseem is positioned on the eastern side of Dubai Hills, closer to the community's main entrance from Al Khail Road. Road access is good, though some surrounding areas are still under development.

Ongoing Construction: What to Expect

Dubai Hills Estate is approximately 70 percent complete as of 2025. While the core areas — Dubai Hills Mall, the golf course, Maple, Sidra, and Park Heights — are fully operational, newer phases on the community's periphery are still under construction. This means:

  • Temporary road diversions may be in effect, particularly on the eastern and southern edges
  • Construction vehicles share the main community roads, especially during early morning hours
  • Dust levels can be higher near active construction zones
  • GPS navigation may not reflect the latest road changes — our drivers use real-time community maps

We always confirm road conditions with Dubai Hills security 24 hours before a move and adjust our route plan accordingly.

Gate Access and Internal Navigation

Dubai Hills Estate has multiple entry gates from both Al Khail Road and Umm Suqeim Road. The community is large enough that using the wrong gate can add 10 to 20 minutes of internal driving. For Maple and Sidra, the central boulevard entrance from Al Khail Road is most efficient. For Park Heights and Collective, the entrance near Dubai Hills Mall works best. Villanova has its own dedicated access gate.

All moving vehicles must be registered with Emaar community management in advance. Our logistics team handles the registration, providing vehicle details, driver identification, and the landlord's NOC as part of our standard process.

Amenities and Lifestyle

Dubai Hills Mall opened in 2023 and has quickly become a major community anchor with over 600 stores, a Roxy Cinema, indoor trampoline park, Carrefour hypermarket, and a range of dining options. The 18-hole championship golf course, designed by European Golf Design, runs through the heart of the community.

Dubai Hills Park is a large green space with running tracks, cycling paths, playgrounds, outdoor gyms, skate parks, and a splash pad. Schools include GEMS Wellington Academy — Al Khail, which is located within the community and serves students from FS1 to Year 13.

For families relocating from nearby communities like Arabian Ranches, Dubai Hills offers a similar suburban lifestyle with newer infrastructure and a broader retail offering.
