Nobody Mentions the Construction Trucks on the Way In
DAMAC Hills looks incredible on Google Maps. Championship golf course in the centre, villas fanning out in manicured clusters, a community pool that photographs like a resort. What the satellite view doesn't show is the construction traffic from newer phases still being built along the community's western edge, the single main entrance that bottlenecks during school run hours, and the DAMAC community management office that requires more paperwork for a move-in than some Dubai visa processes.
We've moved about 60 families into DAMAC Hills in the past year. Some into villas, some into townhouses, a handful into the apartment blocks near the golf club. Every one of them had the same initial reaction: the community is beautiful. And every one of them wished they'd been better prepared for the logistics of getting there.
Understanding the Sub-Communities
DAMAC Hills isn't one neighbourhood. It's a collection of themed sub-communities, each with different property types, price points, and — most relevantly for moving — different access logistics.
Carson
Townhouses, California-inspired design, mid-range for DAMAC Hills. 3-bed townhouses rent for AED 130,000–160,000. These are the most popular rentals in the community. Moving logistics: straightforward. Dedicated parking in front of each unit, no shared loading bay to coordinate. Our truck parks on the street and we carry directly into the house. A typical Carson move takes 6–8 hours.
Loreto and Jasmine
Higher-end villas, larger plots, golf course proximity. 4-bed villas in Loreto run AED 200,000–260,000. Jasmine is slightly smaller but newer. Moving here means dealing with longer pathways from where the truck can park to the front door — some villas have 15–20 metre driveways that aren't wide enough for our trucks. We use hand trolleys and dollies for the last stretch. Budget 8–12 hours for a full villa move.
Richmond
Premium villas, the most expensive rentals in DAMAC Hills. 5-bed villas reach AED 280,000+. Larger furniture (American-style sectional sofas, oversized dining tables) is common here, which means more disassembly work. Richmond properties often have double-height ceilings in the living areas — great for chandeliers, challenging for our crew if we need to protect wall art during the move.
Topanga
The newest addition. Modern townhouses and smaller villas. Still has ongoing construction adjacent to some units, which means dust, construction vehicle traffic on shared roads, and occasional noise during working hours. If you're moving into Topanga, confirm with DAMAC that your specific cluster is complete — we've arrived for moves where the neighbouring unit was still being tiled.
Golf Vita Apartments
The apartment option within the community. 1-beds at AED 55,000–70,000, 2-beds at AED 70,000–90,000. Standard apartment move logistics: service elevator booking through DAMAC, building access cards from management, and a loading bay that's shared with other residents. The elevator is decent — full-size service elevator, not the undersized ones you find in some Dubai towers.
DAMAC Community Management: The Permit Process
This is where DAMAC Hills differs from Emaar communities. The permit process is more involved:
- Submit a move-in request to DAMAC community management — at least 72 hours in advance. You need: tenancy contract or sale agreement, Emirates ID, moving company details, vehicle plate numbers, and expected date/time.
- Receive approval and a gate pass — DAMAC issues a pass for the moving vehicle. Without it, security at the main gate will turn the truck away. We've had this happen to clients who forgot to apply.
- Refundable move-in deposit — DAMAC charges AED 2,000–3,000 as a refundable deposit against damage to common areas during the move. You get it back 30 days after the move if no damage is reported.
- Restricted hours — Moving is typically permitted between 8:00 AM and 6:00 PM, Saturday through Thursday. Friday moves require special approval and aren't always granted.

Access and Connectivity
DAMAC Hills sits between Al Khail Road and Hessa Street, which gives you two main route options:
- To Dubai Marina / JBR: 20 minutes via Hessa Street. Quick and straightforward outside of school hours.
- To Downtown / DIFC: 25 minutes via Al Khail Road. Add 10–15 minutes during peak hours.
- To DIP / Jebel Ali: 15 minutes south on Umm Suqeim Road. One of the faster commutes in the area.
- To Mall of the Emirates: 15 minutes via Al Khail Road. The closest major shopping.
The catch: DAMAC Hills is car-dependent. There's no metro access, no bus route through the community, and the nearest tram stop is in Dubai Marina. If you don't drive, this isn't the community for you. If you do drive, the highway access is actually excellent — it's the last-mile roads within the community that slow you down during school drop-off (7:00–8:00 AM) and pickup (2:00–3:30 PM).
The Golf Club: What Residents Actually Use
The Trump International Golf Club Dubai is the centrepiece. You don't need to be a golfer to benefit — the clubhouse has a restaurant, pool, and spa open to community residents (with membership). Club membership for DAMAC Hills residents runs AED 8,000–15,000 per year depending on the package. The Malibu Pool Club is the community's family pool facility, separate from the golf club, and included in the community service charge.
Community service charges for DAMAC Hills run AED 15–22 per sqft per year depending on the sub-community. For a 2,500 sqft villa, that's AED 37,500–55,000 annually on top of rent. Factor this into your budget — it's higher than Arabian Ranches' AED 10–15 per sqft.
DAMAC Hills vs Arabian Ranches vs Dubai Hills
The three golf-centric communities in Dubai. Here's how they stack up for people deciding where to move:
Arabian Ranches — The original. Emaar-managed, 20+ years established, mature landscaping, proven community culture. Slightly cheaper than DAMAC Hills for equivalent villa sizes. Better school proximity (JESS Arabian Ranches is on-site). But the properties are older, layouts are more traditional, and some villas need renovation. Dubai Hills Estate — Emaar's newer offering. Bigger community, more urban density, its own mall (Dubai Hills Mall). Slightly higher rents than DAMAC Hills. DAMAC Hills — The golf course is better maintained than Arabian Ranches (newer). The community is quieter than Dubai Hills (less dense). DAMAC's management is less consistent than Emaar's. Villa finishing quality varies — some units are pristine, others have snagging issues even after years. Best for people who prioritize the golf lifestyle and want more space for their budget than Dubai Hills offers.

- 3-bed townhouse (Carson): AED 3,500–5,000 including packing, transport, and setup. 6–8 hours.
- 4-bed villa (Loreto/Jasmine): AED 5,000–7,500. 8–12 hours. Add AED 500–1,000 if heavy items need disassembly (pool tables, large wardrobes).
- 5-bed villa (Richmond): AED 7,500–10,000. Full day job, sometimes extending into a second day for ultra-premium properties with extensive furniture inventories.
