The Access Route Nobody Talks About
Arbor View sits on Umm Suqeim Street, about four minutes off Sheikh Mohammed bin Zayed Road (E311). If you're coming with a moving truck from Al Quoz, that's your approach. But here's the catch: the Miracle Garden season runs until late May, and weekend traffic on Umm Suqeim Street backs up from 14:00 onwards.
Our trucks arrive Saturday mornings before 10:00 or skip the weekend entirely. If your building manager assigns you a weekend lift slot, push back and ask for a weekday. It's not a minor thing — a truck stuck in Miracle Garden overflow traffic is charging you AED 180-220 per idle hour.
Truck Staging at the Service Gate
Ellington has designated Gate 2 (the side entrance off the internal road) as the moving truck gate. There are exactly four staging bays. On peak move-in weekends, residents from neighbouring Cavalli Casa Tower arrive at the same bays and there's no overflow plan. Book an early slot, and have your driver call security 20 minutes before arrival.
The Lift Booking Process (And the Developer DMP Trap)
Here's where Arbor View differs from older Arjan buildings: it's still under Ellington's District Management Plan (DMP), not a fully transferred Owners Association. That means lift bookings go through Ellington's handover concierge — not a building manager. Big practical difference.
- Booking window: 48 hours advance notice minimum, 7 days maximum
- Lift reservation fee: AED 500 refundable deposit (against damage only, not time overruns)
- Slot duration: 3 hours standard, extendable to 5 with written request
- Permitted hours: 09:00 to 18:00 Monday to Saturday. No moves on Friday after 11:30 for prayer windows.
The NOC you'll need isn't the usual community NOC from an OA. It's an Ellington-issued 'Move-In Acknowledgement' — same function, different form. Your movers need to present this plus Emirates ID at Gate 2 security. We've had two clients turn up with the wrong document and get sent back to the concierge office. Half a day gone.
What a Move Into Arbor View Actually Costs

Most Arbor View units are handing over with 4-12 snags. Ellington's rectification window is 14 days. Here's the decision a lot of new owners fumble: do you move in on handover day, or wait until snags are fixed?
Our honest answer — wait 10-14 days. Here's why: if you move in on day 1, rectification crews still need access. You'll be moving around wet paint, sharing the lift with Ellington's snag team, and exposing your furniture to dust from minor remedial work. The AED 800-1,200 you save on early occupancy disappears the first time a painter's ladder grazes your new console table.
Utilities Setup Timeline
DEWA activation for Arbor View currently runs 48-72 hours from application. District cooling is via Empower (not DEWA) — that's a separate AED 2,000 refundable security deposit and Empower's own activation visit. If you're moving in next week, submit Empower today. They don't rush.
Arjan's Wider Neighbourhood
Arbor View puts you 4 minutes from Miracle Garden, 6 minutes from Dubai Hills Mall, and 9 minutes from Mall of the Emirates. Arjan as a whole is still growing — construction noise from adjacent Samana Skyros (handing over next quarter) and other Arjan off-plan projects is a real thing. Higher floors at Arbor View (facing north toward Miracle Garden) are noticeably quieter than south-facing units overlooking the construction corridor.
