Bay Square is its opposite: 13 low-rise buildings arranged around a pedestrianised courtyard, which sounds charming until you try to park a moving truck.

Executive Towers: The Podium Problem
The 12 towers of Executive Towers (A through M, no I) share one podium, one ring road, and a service access system that was designed in 2008 for fewer residents than the building has now. The move-day reality:
The AED 1,000 Lift Reservation
Every Executive Towers unit requires a refundable AED 1,000 lift deposit before movers can touch the service elevator. This sits with the building management — not the developer, not the OA — and is returned 7-14 days after your move pending damage inspection.
- Minimum notice: 72 hours, though 7+ days is safer during peak season
- Slot duration: 2-hour minimum, maximum 4 hours
- Permitted hours: 09:00-18:00 Sunday-Thursday; 14:00-18:00 Saturday; no Friday moves
- Overrun fee: AED 200 per 30 minutes beyond your booking
The Service Elevator Bottleneck
Each Executive Tower has 2-3 service lifts shared among 800-1,000 units. During September and January move-in peaks, lift reservations run 2-3 weeks out. If you need to move on a specific date, book the lift the day you sign the lease.
Our team once waited 90 minutes for a service lift at Executive Tower H during a Sunday afternoon peak. The lift was booked by three separate move-ins across different floors, and the resident elevator was prohibited for loads. That's AED 270+ in idle labour, billed to the client. Not an edge case — it happens regularly.
Marasi Drive and the Fountain Show
Executive Towers sits on Marasi Drive, which backs up to standstill during Dubai Fountain showtimes (every 30 minutes from 18:00-23:00). If your move window extends past 17:30, your truck's exit strategy is compromised. We schedule all Executive Towers moves for completion by 16:30 or after 23:30 for this reason.
Bay Square: The Pedestrian Access Problem
Bay Square is thirteen low-rise buildings (3-6 storeys) arranged around an internal courtyard. Retail and cafes line the ground floor. Pedestrian-friendly, beautiful to live in — and impossible to drive a truck into on weekends.
Weekday vs Weekend Truck Access
Monday-Thursday 09:00-16:00: Trucks can access the internal service roads and park near building entrances. Move proceeds normally.
Friday and weekend: The courtyard is pedestrianised. Trucks park at the perimeter (nearest street access on Marasi Drive) and you shuttle goods 60-120 metres on dollies. This adds 1.5-2.5 hours to a typical move and AED 200-500 in labour. Avoid weekend moves at Bay Square if you can.
Building-Specific Quirks
- Buildings 1-6 are along the Dubai Canal side. Easiest for truck access via the Boulevard.
- Buildings 7-10 are interior. Longest pedestrian shuttle on weekends.
- Buildings 11-13 are near the Marasi Drive side. Good weekday access, but backed up during Fountain Show hours.
No Service Elevators
Most Bay Square buildings don't have dedicated service lifts — just one resident elevator serving 20-40 units. Moves must coordinate with resident traffic, which means slower cycles and frequent waits. Budget 20-30% more time than you would for a similar-sized apartment in a dedicated high-rise.

Upper ranges apply for high-floor units (25+ at Executive Towers), full-service packing, and any furniture requiring dismantle. Lower ranges apply for load-only moves with pre-packed boxes.
The Traffic Timing Table
- Best: Tuesday-Thursday 10:00-15:00 — full access, fastest lifts, clear roads
- Good: Sunday-Monday 10:00-15:00 — slight weekend carry-over from Saturday moves
- Acceptable: Any weekday 09:00-10:00 or 15:30-16:30 — within legal hours but edge of peak
- Avoid: Friday (restricted), Saturday afternoon (Fountain Show traffic), any weekday 07:30-09:00 or 17:30-20:00
What's Near Both
Business Bay's proximity to Downtown is the main draw. Both Executive Towers and Bay Square are 4-8 minutes from Dubai Mall, 6-10 from Burj Khalifa, and 12-18 from DIFC. Metro access via Business Bay Station is a 10-minute walk from Executive Towers and 12-15 minutes from Bay Square.
