For years, the conversation about Sharjah was simple: cheap rent, long commute, older buildings. People lived in Sharjah because they couldn't afford Dubai — not because Sharjah had something Dubai didn't.

Aljada changes that conversation. Built by Arada, it's Sharjah's largest master-planned community and the first to offer freehold ownership to all nationalities. We're talking about a 24-million-square-foot development with apartments, townhouses, retail, and the Madar entertainment district at its centre. It's not just another cluster of towers — it's an actual neighbourhood being built from scratch.

Several phases have already been handed over, with more completing through this year. We've moved dozens of families into Aljada over the past six months. Here's what we've learned about the community and the logistics of getting there.

What Aljada Looks Like on the Ground

Aljada sits along University City Road in the Muwaileh area of Sharjah — about 15 minutes from the Dubai border via the E611 highway. The master plan includes multiple sub-communities, each with its own character:

  • Nest — Student-oriented apartments near University City. Studios from AED 28,000–32,000.
  • Sarab — Family apartments and townhouses. Two-bedrooms from AED 45,000–55,000.
  • Naseej — Mid-rise residential with retail below. One-bedrooms from AED 35,000–42,000.
  • MISK — Premium villas and larger units. Three-bedrooms from AED 65,000–80,000.

The centrepiece is Madar, the entertainment and leisure district with a skate park, adventure zone, splash park, and retail outlets. It's already partially open and genuinely impressive — the kind of community amenity that Dubai developers charge premium prices for.

Moving to Aljada: The Practical Details

Arada Community Management

Aljada is managed by Arada, which means all move-in and move-out permits go through their community management office. The process is relatively straightforward since the development is new and management is still responsive (something that often changes as communities grow).

You'll need:

  1. Signed tenancy contract
  2. Emirates ID copy
  3. Moving company trade license and insurance
  4. Preferred move-in date and time

Permit processing: 2–3 working days. The deposit is AED 1,000–1,500, refundable after inspection.

Because many buildings are newly handed over, the service elevators are clean and the loading areas are uncongested. That won't last forever — enjoy the easy access while the community is still filling up.

Getting Your Truck There

Aljada's main access point is University City Road, which connects to E611 and E311. From Dubai, the most efficient route for our trucks is E311 (Emirates Road) to University City Road — about 25 minutes from Business Bay in light traffic, 40 minutes during the evening rush.

Inside the community, roads are new and well-designed. Parking for moving trucks hasn't been an issue yet. We've been able to park directly in front of buildings for every Aljada move so far.

Aljada is 30–40% cheaper than JVC for equivalent unit sizes. It's even cheaper than International City, which is Dubai's budget benchmark. The freehold status means you can also buy — studios sell from around AED 380,000, which puts ownership within reach for people who can't touch the Dubai market.

Daily Life in Aljada

Aljada is still growing into itself. The Madar district provides the recreational anchor, and the community mosque, Sharjah library, and a cluster of cafes are already operational. For groceries, there's a Lulu Express within the community and a full Lulu Hypermarket about 10 minutes away.

Schools are close. The American University of Sharjah is literally next door. For K-12 options, GEMS and Scholars International Academy are within a 10-minute drive. University City, one of Sharjah's education hubs, borders Aljada directly.

But let's be honest: for dining, entertainment, and retail beyond the basics, you're driving to Sahara Centre, City Centre Sharjah, or crossing into Dubai. That's the trade-off. Aljada has more community amenities than any other Sharjah development, but it's not Dubai Marina in terms of walkable lifestyle.

The Dubai Commute From Aljada

The border crossing is the elephant in the room. Sharjah-to-Dubai traffic is legendary for a reason.

From Aljada specifically, you have two main routes:

  • E311 (Emirates Road) to E311/E44 interchange: This avoids the traditional Sharjah-Dubai border traffic. Morning commute to Dubai Internet City or Media City is about 30–35 minutes. To Business Bay: 25–30 minutes.
  • University City Road to E611: Faster for reaching Deira, Bur Dubai, and the airport corridor. About 20–25 minutes to Deira City Centre outside rush hour.

The key advantage Aljada has over older Sharjah areas (Al Nahda, Al Majaz, Al Khan): it's further from the traditional border bottleneck. You're accessing the highway before the congestion zone. Residents report 20–30 minute morning commutes to most Dubai locations — notably better than Al Nahda, which can take 45 minutes to cover the same distance.

Moving Costs: Aljada Specifics

Moves from Dubai to Aljada involve a cross-emirate trip, so pricing reflects the distance:

  • Studio from Dubai: AED 1,200–1,600
  • 1-bedroom from Dubai: AED 1,600–2,200
  • 2-bedroom from Dubai: AED 2,200–3,000

Young professionals and families who work in eastern Dubai (Deira, Festival City, Academic City, DSO) and want a modern community without Dubai-level rent. People who are ready to buy their first property in the UAE — freehold studios under AED 400,000 are rare anywhere else. Families who like the idea of a master-planned community but can't justify JVC or Dubai Hills prices.

So who shouldn't move here? Anyone whose office is on the western side of Dubai (Marina, JLT, Internet City) will face a long commute that negates the rent savings. And if you need a vibrant nightlife or dining scene at your doorstep, Aljada isn't there yet.
