Moving to Production City Dubai: The Affordable Freehold That Flies Under the Radar

18 March 2026By SAMA Movers Team

Dubai's Best-Kept Affordable Secret

Production City — still called IMPZ by everyone who's lived there longer than a year — has a reputation problem. People hear "production" and think industrial. They see the rents and assume there's a catch. Studios for AED 22,000 a year in a freehold community? Must be terrible, right?

It's not. It's just quiet, slightly isolated, and still maturing. And for anyone who works remotely, doesn't need metro access, or simply can't justify spending AED 50,000+ on a studio when a perfectly decent one exists for half that — Production City is worth a serious look.

What You're Actually Getting

The community sits between JVC and Dubai Sports City, with direct access to Al Khail Road and Hessa Street. It was originally designed as a media and production zone (hence the name), but the residential side has grown to include several tower clusters:

  • Centrium Towers (1-4): The largest residential block. Clean, well-maintained, with a community pool and gym. Studios, 1-beds, and 2-beds.
  • Afnan District: Newer development with better finishes. Slightly higher rents but worth the premium.
  • Midtown by Deyaar: The newest addition. Modern apartments with retail at ground level.
  • Lakeside Towers: Overlook a landscaped park area. Good views for the price point.

Rents as of early 2026:

Unit TypeAnnual RentMonthly Equivalent
StudioAED 22,000-30,000AED 1,833-2,500
1-BedroomAED 35,000-48,000AED 2,917-4,000
2-BedroomAED 50,000-70,000AED 4,167-5,833

Compare that to JVC (studios from AED 35,000) or International City (studios from AED 22,000 but not freehold and significantly denser). Production City gives you freehold ownership rights, newer buildings than IC, and genuine community infrastructure.

Moving to Production City: The Logistics

Moving here is genuinely easy. Wide roads, uncongested parking, and building management that doesn't create unnecessary friction. It's the kind of move our crews like — straightforward, efficient, no cluster D-in-JLT-type nightmares.

Road Access

Main entry is from Hessa Street, with a secondary access from Al Khail Road. Both are multi-lane highways with dedicated community turn-offs. Our trucks reach any tower in Production City from Sheikh Zayed Road in 20-25 minutes outside peak hours. During rush hour (7-9 AM, 5-7 PM), add 15-20 minutes — Al Khail Road gets congested near the Sports City interchange.

Building Access and Elevators

Centrium Towers have dedicated service elevators with reasonable booking processes. Most buildings require 3-5 days' advance notice for a move-in, which is easier than the 2-week minimums in JLT or Marina towers. Elevator deposits are AED 1,500 across most buildings, refundable within a week.

Loading bays are at ground level with direct truck access — no driving through multi-level podiums or navigating tight basement ramps. This alone saves 20-30 minutes per move compared to tower communities designed by architects who apparently never considered how a moving truck works.

Moving Costs

Production City moves are on the lower end of our pricing because the logistics are simple:

  • Studio: AED 900-1,200 (2-3 hours, 2 movers)
  • 1-Bedroom: AED 1,200-1,600 (3-4 hours, 2-3 movers)
  • 2-Bedroom: AED 1,600-2,200 (4-5 hours, 3 movers)

If you're coming from a more expensive area (Marina, Downtown, Business Bay), our apartment movers handle the cross-community logistics including navigating the very different building management requirements at origin and destination.

The Honest Downsides

Production City is affordable for reasons. Being transparent about them:

No metro. The closest station is Mall of the Emirates (Red Line), about 15-20 minutes by car. Bus routes exist but service is limited — route F34 runs to Mall of the Emirates with 30-minute intervals during peak hours. If you rely on public transport for commuting, this area will frustrate you.

Limited retail. A small Carrefour Express, a few restaurants, pharmacies, and laundries serve the community. For a proper grocery shop, you're driving to JVC or Sports City (5-10 minutes). The Midtown development is adding retail, but it's not there yet.

Community feel is still developing. Production City doesn't have the Saturday market vibes of JLT or the park-every-weekend culture of Dubai Hills. It's functional, clean, and quiet — which is either a pro or a con depending on what you want from your neighbourhood.

Some older buildings show their age. Centrium 1 and 2 were built in the early 2010s. Lobbies are dated, some apartments need cosmetic refreshing, and AC systems in older units are less efficient. Newer buildings (Midtown, Afnan) don't have these issues.

Who Production City Is Perfect For

After moving hundreds of tenants in and out, the profile of someone who thrives here is clear:

  • Remote workers. If your commute is from bed to desk, Production City's affordable rent and quiet environment is ideal. Save AED 20,000-30,000 a year compared to a studio in JLT and invest the difference.
  • Budget-conscious couples. A 1-bed for AED 38,000 gives you proper living space at a price that leaves room to save or enjoy Dubai's lifestyle on weekends.
  • New Dubai arrivals. If you've just landed and aren't sure where to settle, Production City gives you a cheap base while you explore the city. Easy to leave when you find your permanent neighbourhood — short lease commitments are common.
  • Investors. Freehold studios at AED 250,000-350,000 with rental yields of 8-10% make Production City one of Dubai's strongest pure investment plays.

Production City vs. International City

These two get compared constantly because they share the "cheapest in Dubai" title. Key differences:

  • Freehold vs. leasehold: Production City is freehold. International City Phase 1 is leasehold. This matters for buyers.
  • Density: International City is dense. Narrow corridors, packed parking, busy walkways. Production City has wide roads and open spaces — it breathes.
  • Building quality: Production City's newer towers (Midtown, Afnan) are noticeably better built than IC's China Cluster or Persia Cluster apartments.
  • Location: International City is on the other side of Dubai, near Dragon Mart and Al Awir. Production City is central — closer to Marina, SZR, and the western employment hubs.

If you work on Dubai's western side (Media City, Internet City, JLT, Marina), Production City saves you a 40-minute commute compared to International City.

Setting Up After Your Move

DEWA deposit: standard AED 2,000 for apartments. Apply 2-3 days before move-in via the DEWA app. Internet is du or Etisalat — fibre is available in newer buildings. Older Centrium towers may be VDSL with speeds capping at 100 Mbps; check before signing an ISP contract if you need faster speeds for work.

District cooling varies by building. Centrium uses Emicool; newer buildings may have individual AC systems. Ask your landlord what's included in the rent — some Production City landlords include chiller charges to stay competitive. That's a genuine saving of AED 3,000-6,000 annually if it's included.
