Moving to Town Square Dubai: What Nshama Built for Families Who Can't Afford JVC

3,700 Apartments, One Massive Park, and a Cinema

Town Square sits on Al Qudra Road, and it's big. Not "nice community" big — 31 million square feet big. Nshama built it as Dubai's answer to affordable family living, and for the most part, it delivers. Studios from AED 32,000, 1-beds from AED 55,000, a central park you can jog around for 20 minutes without completing a lap, and a Reel Cinema for Friday night movies without driving to a mall.

We've moved dozens of families into Town Square. Most come from International City or older Bur Dubai apartments, trading up for modern buildings, actual green space, and community facilities that work. The move itself is straightforward — easier than most Dubai communities, honestly — but there are things about living here you should know before signing the Ejari.

Apartment Clusters: They're Not All the Same

Town Square has multiple apartment clusters, and where you land affects your daily life more than you'd expect.

Safi apartments are closest to the Town Square Park and retail area. Walk to the supermarket, walk to the cinema, walk to the splash pad with the kids. If convenience matters, Safi is the pick. 1-beds here go for AED 58,000–72,000.

Zahra apartments are newer builds with updated finishes — better kitchen layouts, modern bathrooms. Slightly further from the park but still within a 10-minute walk. Similar pricing to Safi but you get more for your money in terms of build quality.

Jenna apartments are the budget tier. Smaller layouts, basic finishes, but 1-beds start at AED 52,000. Good for singles or couples who want the Town Square address without the premium.

UNA apartments are the townhouse-style units — two floors, private entrance, small garden. They blur the line between apartment and townhouse. 2-beds from AED 75,000–95,000. Families with young kids love these for the ground-floor garden access.

Townhouse Clusters: For When the Apartment Feels Too Small

Town Square's real proposition for families is the townhouses. Four clusters, each with slightly different character:

  • Noor: 3-bed townhouses from AED 110,000–135,000/year. Central location near the park. The most popular cluster — waitlists are common.
  • Hayat: Similar to Noor but on the community's eastern edge. Quieter, slightly cheaper (AED 105,000–125,000), and easier parking.
  • Naseem: 4-bed options available, which is rare for this price point. AED 130,000–150,000. Larger plots, more garden space.
  • Sama: The newest cluster. Modern finishes, smart home basics pre-installed. 3-beds from AED 115,000–140,000.

The Nshama Move-In Permit System

Nshama has an online portal for move-in permits. It's actually one of the smoother systems we deal with:

  1. Log into the Nshama owners/tenants portal
  2. Submit move-in request with: tenancy contract, moving company trade licence, vehicle plate number
  3. Approval comes within 24–48 hours (faster than most developers)
  4. Receive a gate pass with date and time window
  5. Security checks the pass at the community entrance — no pass, no entry

One quirk: Nshama restricts truck sizes on internal roads during certain hours. Trucks over 7 tonnes need to use the main entrance and designated routes. Our regular moving trucks (3–5 tonne) have never had an issue, but if you're moving from a villa with extra-large furniture, the logistics change. Ask us about it.

Moving Costs for Town Square

Town Square moves tend to be on the affordable end because the buildings are well-designed for it:

  • Studio: AED 800–1,200
  • 1-bed apartment: AED 1,200–1,800
  • 2-bed apartment/UNA: AED 1,800–2,500
  • 3-bed townhouse: AED 2,500–3,500
  • 4-bed townhouse: AED 3,200–4,200

Good service elevators, wide corridors, and parking close to building entrances — it all adds up to a faster, cheaper move. Compare that to a Marina tower where elevator delays and loading bay queues can add 2–3 hours to your bill.

The Connectivity Reality Check

This is where Town Square loses some people. Let's be honest about the commute:

  • Dubai Marina: 25–30 minutes (via Al Qudra Road to E311)
  • Downtown Dubai / DIFC: 30–35 minutes
  • Dubai Mall: 30 minutes
  • DXB Airport: 35–40 minutes
  • Mall of the Emirates: 20–25 minutes

There's no Metro. The nearest station is Equity (Mall of the Emirates), and Nshama runs a shuttle service to connect residents. But in reality, you're driving. Town Square is car-dependent — two cars per household if both adults work. The trade-off for affordable rent is a longer commute.

So during rush hour, that 30-minute drive to DIFC becomes 50 minutes. Factor this into your decision. If you work remotely even a few days a week, Town Square makes much more sense financially.

What's Inside the Community

Nshama deserves credit here — the community amenities are real, not brochure promises:

  • Town Square Park: Massive green space with jogging tracks (10km), outdoor gym, splash pads, basketball and football courts, skate park, and shaded playgrounds
  • Reel Cinema: 11-screen cinema within the community. No mall trip needed for movie night.
  • Vida Hotel Town Square: Pool access, restaurants, and a co-working space
  • Retail: Spinneys, Carrefour, restaurants, pharmacies, salons, clinics
  • Fairgreen International School: IB curriculum, within walking distance of most clusters. Fees from AED 48,000/year.

The community events calendar is surprisingly active — outdoor movie nights, farmer's markets, fitness bootcamps, kids' workshops. It creates a neighbourhood feel that newer Dubai communities often lack.

JVC is closer to the city but doesn't have Town Square's community infrastructure. DAMAC Hills 2 is cheaper for townhouses but significantly more remote with fewer amenities. Move Day Tips for Town Square

  • Book the Nshama permit at least 3 days early. Same-day requests don't get approved.
  • Morning moves are better. Al Qudra Road gets busy with weekend cyclists and tourists heading to the lakes in the afternoon.
  • Townhouse moves need garden access planning. If you have outdoor furniture or a barbecue grill, confirm which gate your movers can use — not all garden gates are wide enough for large items.
  • Activate DEWA before you arrive. New connections take 2–3 business days. Moving in without AC is not an option here.
