JVC has four districts. Moves in district 10 (off Al Khail Road) behave very differently from district 14 (closer to Dubai South). Let's cover the big ones:
Bloom Tower (District 10)
Service elevator is shared across 38 floors. Booking opens 14 days in advance, 3-hour slots only. Permit fee: AED 150. Security deposit: AED 2,000. Loading bay is on B1 — tight turns for trucks over 3-ton capacity. Tip: book the 10am-1pm or 2pm-5pm slot; the 7am slot is always claimed by contractors.
Belgravia 1, 2 & 3 (District 13)
Ellington-built, well-managed. NOC from the building, 48 hours notice minimum. Permit fee AED 200. Security deposit AED 2,500. Service elevator is large (fits standard 3-seater sofa assembled). Loading bay at ground level, direct truck access. Only strict rule: no moves Friday before 2pm (prayer respect) or after 10pm.
Binghatti Buildings (Multiple across Districts 12 & 13)
Binghatti has 20+ JVC buildings. Each has a slightly different concierge setup but the pattern is consistent: online permit via Binghatti resident portal, AED 100-150 fee, elevator protection sheets mandatory (they'll charge AED 300-500 if you don't use them). Deposit usually AED 1,500. Service elevators are small — anything wider than 180cm needs disassembly.
La Riviera Azure (District 14)
Newer handover. The building manager is reachable via WhatsApp only. Permit needed 24 hours in advance. Deposit AED 1,800. The quirk: loading bay has three spots, but two are reserved for Carrefour delivery vans weekday mornings. Book the afternoon slot to avoid conflict.
Pantheon Elysee (District 12)
Smaller 12-floor building. Move-ins allowed 8am-6pm. No weekend moves unless special permission. Deposit AED 1,500. Elevator is small (passenger-size only, no dedicated service) — disassembly-heavy moves take longer here. Budget an extra 1.5-2 hours.
Oxford Residence (District 10)
Tricky one. Two towers share a loading area. During peak season (September, January), you might wait 45-90 min for truck access. Permit AED 250. Deposit AED 2,000. Tip: if the building permit system shows your slot as "confirmed," call security 30 minutes before arrival to confirm again. We've had slots reassigned mid-morning without notice.
The Road Problem
JVC internal roads are narrow and poorly signed. District 10 feeds off Al Khail Road via a single main entrance that backs up 20-30 minutes during rush hour (7:30-9am and 5-7pm weekdays). District 14 is reached from Mohammed Bin Zayed Road and is usually easier.
We always route JVC moves to arrive before 7am or after 10am on weekdays, or anytime on weekends before 4pm. Trucks get stuck between school drop-off traffic and construction trucks otherwise. If your building permit window is 9-12am, factor in 25-35 minutes of internal JVC traffic on top of the drive.
Parking the Truck
Only a handful of JVC buildings have dedicated truck loading bays. For the rest:
- Corner spots on Circle Mall-adjacent streets allow 2-3 hour truck stops with hazards on. RTA rarely tickets here during residential moves.
- Never park on the community side of Al Khail Road — private security will call RTA within 20 minutes.
- Avoid the District 12 inner loop entirely if your truck is over 7m. The turning radius past Pantheon Elysee is brutal.
