The owner has the keys, Emaar's punch-list inspector has signed off, and now there's a half-furnished 4-bed townhouse with no curtain rods and a maid's room that nobody planned around. Three of those calls landed in our inbox last month.

Anya at Arabian Ranches 3 isn't a finished community yet. Phase 1 is still running through Emaar's Q4 handover wave, with Anya 2 trailing about two months behind. That timing matters for movers because the loading-zone reality changes week by week as more units come online and Academic Road traffic shifts.

Anya Isn't Anya 2 (and Why Your Mover Needs to Know)

This trips people up constantly. Anya is one Emaar phase. Anya 2 is the next. Both are inside Arabian Ranches 3, both are 3 and 4-bed townhouses, and both look almost identical from the brochure. But the handover dates differ by a couple of months and the internal road networks aren't fully connected yet.

If your mover thinks they're going to Anya 2 and you're actually in Anya, the truck spends 15 minutes circling for the right gate. We've watched it happen. Tell whoever quotes you the exact phase, the exact street name from your handover pack, and the unit number printed on the snagging report. Not "Arabian Ranches 3." That isn't precise enough.

The Handover Sequence Emaar Actually Runs

Emaar's playbook is consistent across Anya: snagging window of about 14 days after key handover, then DEWA activation, community fee settlement, and the move-in NOC. A 7-tonne furniture truck rolling in at 7:45 AM will sit in school traffic and you'll pay for that hour either way.

Emirates Road from the Marina or Downtown direction adds about 35 to 45 minutes to the trip; from JVC or DAMAC Hills, it's closer to 25.

Lower end of the range applies if you book midweek between 9:30 AM and noon, the unit doesn't need wardrobe disassembly, and you've already done DEWA + NOC. Higher end if it's a Friday or Saturday move, you've got an IKEA PAX system to break down, or the maid's-room furniture needs to be unboxed and assembled before the rest comes in.

Where to Buy Furniture Before Move-In Day

  • Move-in clusters: Raya's mass-handover rush peaked in late 2024. Anya's wave is happening now and through Q4 2026, so expect concurrent moves on your street.
  • Concierge: Both share the central Arabian Ranches 3 community office, but the AR3 office prefers Raya queries through their app, Anya queries by phone for now.

If you're choosing between Anya and Raya as a buyer, that's a different question. As someone who's moving in, the practical implication is: budget an extra hour of buffer for an Anya move that you wouldn't need for Raya. The infrastructure is still settling.

One Small Thing About the Garage

The two-car garage in Anya 4-bed townhouses isn't quite a two-car garage in practice. Two mid-size SUVs fit, but two full-size SUVs (think Patrol or LX) don't. We've had clients ask us to deliver a roof-mounted storage solution on day one because their second car ended up parked on the street. Worth noting before you commit to two large vehicles.
