The cheapest mover quote we ever saw in Bur Dubai was AED 350 for a 1-bed flat in Karama. We didn't get the job. The customer called us back six weeks later to move what was left of his things from a holding warehouse in Al Quoz where his original mover had stashed everything when his cheque bounced. AED 350 doesn't cover petrol from Al Awir to Mankhool. It covers a deposit and a hostage situation.
Bur Dubai is the densest mover market in the city. Karama alone has more registered moving companies per square kilometre than Marina, Downtown, and Business Bay combined. That's because Bur Dubai is where most movers actually live and warehouse. It's their home turf. Which means the quality range is wider here than anywhere else. You can find genuinely excellent operators who'll do a 1-bed move for AED 1,200, and you can find a guy with a borrowed Mitsubishi Canter who'll quote AED 400 and lose your TV.
Here's how we tell the two apart, what the realistic price ranges actually are by apartment size, and which sub-area of Bur Dubai changes the equation.
What "Cheap" Actually Buys You
The bottom of the Bur Dubai market is roughly AED 300-700 for a studio or 1-bed move. At that price you are getting one of three things:
- A freelance crew working off a single shared truck, no DED moving licence, no third-party insurance, paid in cash on the day. These work fine for 70% of moves and are a disaster for the 30%.
- A teaser quote that adds AED 600-1,200 in surcharges on the day: packing materials, "lift booking fee", "third-floor surcharge", "weekend surcharge".
- A subcontracted job where the company you spoke to on WhatsApp hands your move to whoever's available, often someone you can't trace if a mirror shatters.
None of those are scams in a legal sense. They're just risk transfers. The mover is moving the risk of fragile glass, missing chair legs, and warehouse-storage cheque chains onto you, and discounting the price by AED 600 to make the trade attractive.
If your move is genuinely simple (a furnished studio, IKEA-grade furniture, ground floor or service lift, no kids, no piano, no glass dining table) the cheap end works fine. We say this honestly. If anything in that list isn't true, the AED 1,200-1,800 tier is where the math turns in your favour.
What Bur Dubai Moves Actually Cost
Here's our internal pricing band for Bur Dubai based on the moves we've quoted and won (or lost to a competitor and tracked) in the last six months:
| Property type | Realistic range (AED) | What's included at the upper end |
|---|---|---|
| Studio (Karama, Mankhool walk-up) | 700 - 1,100 | Disassembly + packing + 2-3 person crew + insurance |
| 1-bed apartment (any sub-area) | 1,200 - 1,800 | Packing materials included, blanket-wrapped sofa, secure tagging |
| 2-bed apartment | 1,800 - 2,800 | 4-person crew, fragile-rated boxes, declared-value insurance |
| 3-bed apartment or duplex | 2,800 - 4,200 | Full pack + appliance-prep + reassembly at destination |
| Townhouse (Karama Heights, Al Mankhool villas) | 3,200 - 5,000 | 2-truck convoy, garden-furniture handling, gardener-tool box |
Walk-ups add about AED 200 per floor above the third for manual carry. That's the single biggest pricing variable in old Bur Dubai. A 1-bed on the seventh floor of an old Karama building genuinely costs more than a 1-bed in a serviced Mankhool tower because the human labour is six times longer. Movers who don't price that in are eating the difference, and that's where rushed jobs and dropped boxes come from.
The Five Questions That Sort the Real From the WhatsApp Truck
Ask any mover quoting a Bur Dubai job these five things. The honest ones answer them in 30 seconds. The ones who hesitate are telling you something useful.
- What's your DED moving licence number? A real Dubai mover has one. They'll text it. Cross-check it against the DED Trader portal in 60 seconds.
- What insurance covers the move? The right answer is third-party goods-in-transit insurance with a per-item declared-value clause. "We are very careful, madam" is not the right answer.
- Is your truck marked with the company name and a Tasdeeq sticker? Karama and Mankhool are RTA-watched zones for unmarked moving vehicles. An unmarked truck risks being stopped and your move being delayed by 90 minutes.
- How are payments handled? Bank transfer, card, or cheque to the registered company name. If the answer is cash to the driver or a personal account, the company doesn't really exist on paper.
- What's the surcharge schedule? Floor-walk-up rate, weekend rate, packing materials, fragile items, late-evening rate. A real quote breaks these out. A fake quote says "all-inclusive" and adds them on the day.
If a mover answers all five cleanly, the price they quote will probably stick. If they dodge any of them, expect day-of surprises.
Bur Dubai Sub-Area Logistics That Actually Change the Quote
Bur Dubai isn't one place. The four sub-areas we move in and out of constantly each have their own move-day reality.
Karama. Walk-ups everywhere, narrow service lanes, AED 200 per floor above third. Schools open at 07:30 on Sheikh Rashid Road, so morning move starts before 07:00 or after 09:30. Friday prayers at the Karama Centre Mosque close the south service lane between 12:00 and 13:30. Our Karama moving team covers building-by-building access; the Karama walk-up guide goes deeper on the floor-by-floor surcharge math.
Mankhool. Mostly serviced towers with proper lifts, so the surcharge math is friendlier. The catch is lift-booking. Most Mankhool buildings let you reserve the cargo lift for 2 hours per move, no more, and a missed slot pushes you to the next day. Our crews always confirm the lift slot the morning of, not the night before.
Oud Metha. Mixed: some old villas, some serviced apartment buildings, and the American Hospital traffic envelope. The hospital's shift change at 14:30 jams Oud Metha Road for 25-30 minutes in either direction. Schedule moves for 09:00-13:30 or after 16:00.
Al Souq Al Kabeer and Bur Dubai souk area. Truck access is a real problem here. The municipality only allows light commercial vehicles on the souk-side roads outside of 06:00-09:00 and 19:00-22:00. Most movers will quote a small-truck shuttle to a parking spot near Al Fahidi Metro plus a porter carry. Add about AED 350-500 for that.
Red Flags Worth Knowing
Three patterns we tell every Bur Dubai customer to walk away from.
One: a quote that asks for more than 25% deposit upfront. Standard practice in Dubai is 10-20%, balance on completion. Anything above 30% is a cash-flow play, not a confidence signal.
Two: a mover who refuses to come look at the apartment in person before quoting a 2-bed or larger. WhatsApp photos work for studios. They don't work for anything with stairs, balconies, or built-in cupboards.
Three: no written quote. Verbal quotes "to keep it simple" are how AED 1,400 becomes AED 2,800 on the day. A real Dubai mover sends an email or PDF with itemised costs, even for small jobs. Our guide to negotiating a Dubai moving quote walks through what a clean quote looks like.
Who We'd Actually Call (Including When That's Not Us)
Honest answer: SAMA does Bur Dubai moves, and we'd love to do yours. We're particularly strong on the AED 1,200+ tier where insurance, packing, and a real licensed crew matter. Our apartment movers team handles 30-40 Bur Dubai jobs a month, our Bur Dubai service area page lists every sub-area we cover, and our crews know every Karama walk-up by floor count. Full packing services are available as an add-on if you'd rather not pack yourself.
We're not the right call for every job. If your budget is genuinely AED 500-700 for a furnished studio with one trunk and a small bed, you don't need our pricing tier. You need a competent local Karama operator with a single truck. There are several. Tamam Movers, Expert Mover, and Gulf Swift Movers all run honest budget operations in this part of the city. Get three quotes and pick the one that answers the five questions above.
For 1-bed and up, especially anything fragile or above the third floor, we'd send a survey, give you a fixed quote, and stand behind it. Send your unit number and floor through our free estimate form and we'll reply within four working hours with a no-surcharge price.
Frequently Asked Questions
How much do movers cost in Bur Dubai?
Realistic Bur Dubai pricing is AED 700-1,100 for a studio, AED 1,200-1,800 for a 1-bed, AED 1,800-2,800 for a 2-bed, and AED 2,800-4,200 for a 3-bed. Walk-ups add about AED 200 per floor above the third. Anything below AED 700 for a studio usually means no DED licence, no insurance, and surcharges added on the day. Karama Heights townhouses and Al Mankhool villas run AED 3,200-5,000 with a 4-person crew and reassembly.
Are Bur Dubai movers cheaper than Dubai Marina movers?
Slightly, by about 10-15% for an equivalent property size. The main reasons: most Bur Dubai movers warehouse locally so transport is shorter, and competition between Karama-based operators is fierce. The catch is that Bur Dubai's older walk-ups add more in floor-surcharge labour than a Marina serviced tower would, so a third-floor walk-up move can end up the same price as a Marina equivalent.
Which mover is best for Karama walk-up buildings?
Pick a mover who quotes a per-floor surcharge upfront and has a 4-person crew option, not a 2-person one. Karama walk-ups above the third floor need real labour, not optimism. Confirm the floor surcharge in writing before booking. Also confirm whether they handle building security clearance. Older Karama buildings often need same-day permission from the watchman, and movers who deal with Karama daily know how to do this in five minutes.
