Mira sits at the far end of Al Qudra Road, ten minutes past Arabian Ranches and a full thirty minutes from Downtown when traffic behaves. The townhouse rents are AED 110,000-160,000 for a 3-bed, which puts them at half the Arabian Ranches price for not-quite-the-same product. We've moved 23 families into Mira and Mira Oasis Reem in the past year. The pattern is consistent — they came for the rent, they stayed for the schools, and they all said the same thing about the commute.
Five Phases, Five Different Move-In Experiences
Emaar built Mira in five phases (Mira 1 through Mira 5) and then added Mira Oasis Reem 1 through 4 next to it. The signage isn't great. If your tenancy contract says "Mira 3, Type 2, Cluster B," you need to know which gate to send the truck to. Quick map:
- Mira 1 & 2: Closest to Al Qudra Road. Gate access from the eastbound carriageway. Townhouses are mostly Type 1 and Type 2 (3-bed, two-storey)
- Mira 3 & 4: Middle phases, accessed via the internal circular road. Type 2E and Type 3 townhouses, slightly larger plots
- Mira 5: The newest phase, finished 2018-2019. Modern fittings, smaller gardens, closer to the community pool
- Mira Oasis Reem 1-4: Officially separate but functionally the same neighbourhood. Reem 4 is the newest section
The gate-house at Reem checks plates against a daily list. We submit driver IDs and truck plates 48 hours before the move. If you forget this step, the security team will turn the truck around and you'll lose half a day.
The Townhouse Move Itself
Mira townhouses are 2,000-2,400 sq ft on two storeys. The driveway accommodates one car comfortably, two if you reverse the second one tight. A 14-tonne moving truck can fit but it'll block your neighbour's driveway exit. We park on the side road and shuttle in by hand-truck — adds 30-40 minutes to the unload but avoids a complaint to security.
Two specific quirks worth knowing:
- The ground-floor study and powder room layout on Type 2 means the entry corridor is narrow. Anything wider than a standard 3-seat sofa needs to come in through the rear garden door — which means we lift it over the back wall first. Plan for this if you have an oversized sectional
- The first-floor master is reached by an L-shape staircase. King-size bed mattresses go up easily. King-size box springs (the Western-style two-piece bases) often don't and need to come up balcony-side via a ladder lift, which adds AED 400-600 to the move
The Commute Reality
This is where every Mira tenant gets honest after six months. Al Qudra Road is fine when traffic flows. It does not always flow. The school-run window from 7:00 to 8:30 and again 14:30 to 16:00 backs up at the Hessa Street junction. Add the Cityland-DAMAC Hills 2 construction trucks, and you're looking at 45-60 minutes Mira to Downtown for a chunk of each weekday.
What works:
- Dubai Hills via the back route through Studio City is faster than Sheikh Zayed Road
- If you work in Marina or Media City, take Hessa Street west, not the southern Al Qudra route
- School buses for Ranches Junior School, Jebel Ali School, and Dubai International Academy all serve Mira — but buses can add 90 minutes to the school day
Schools Drove These Decisions
Of the 23 families we moved here last year, 19 picked Mira specifically because of school catchment. Ranches Junior School (10 minutes), Jebel Ali School (12 minutes), GEMS Wellington Academy (15 minutes), and Dubai British School Mira (literally walking distance from Mira 5) cluster around this corridor. Picking the area by school is a common path for relocating families.
If your kids are in nursery or primary, the walk to Dubai British School from Mira 5 is genuinely under 10 minutes. Older kids on the Wellington bus get picked up at gate-house pickup zones in each phase.
Internal Logistics: Pools, Parks, and Ramadan Quirks
Each Mira phase has its own pool and small park. Reem has a larger pool and the Reem Community Centre with a Spinneys (smaller than the Ranches Spinneys). The general pattern: pools are open 6 AM to 11 PM, packed on weekend mornings, surprisingly empty mid-afternoon when the heat peaks.
Ramadan is the one time we recommend rescheduling moves. Iftar traffic on Al Qudra adds 30-40 minutes either way, and the gate-houses staff lighter shifts during the suhoor-iftar gap. Ramadan move logistics are workable but you'll get a better experience moving in the first or last week.
What a Mira Move Actually Costs
For a 3-bed townhouse intra-Dubai move (e.g., from Springs to Mira 4):
| Service tier | Cost (AED) | What's included |
|---|---|---|
| Standard 3-bed move | 2,200-2,800 | Loading, transport, unloading. Self-pack |
| Move + partial pack | 3,200-4,000 | Above plus packing kitchen and bedrooms |
| Full-service move | 4,500-6,000 | Full pack, move, unpack, dispose of materials |
| Long-haul (e.g., Sharjah → Mira) | 3,500-5,500 | Add 800-1,500 for cross-emirate |
Mira is far enough from central Dubai that some movers add a "remote location" fee of AED 200-400. Ask about this upfront — we don't charge it for Mira but some companies do for anything past Dubai Hills.
What We'd Tell a Friend Considering Mira
Honestly? If your priorities are space, schools, and budget, Mira works. If your priorities are nightlife, walkability, or being close to DIFC for a finance job, look at Business Bay or Marina instead. The trade-off is real and people who don't think about it tend to break their lease at the 8-month mark.
Our team handles townhouse moves into Mira, Reem, and the Arabian Ranches cluster regularly. Villa and townhouse moves here are scheduled around school drop-off and pickup windows when families have kids — we work the actual unload between 9:30 and 14:00 to avoid the school traffic mess at both ends.

Frequently Asked Questions
What's the difference between Mira and Mira Oasis Reem?
They're side-by-side Emaar developments with the same townhouse types and shared amenities. Mira (phases 1-5) was built first, between 2014 and 2019. Reem (1-4) is the next-door extension, slightly newer with marginally larger plots in Reem 3 and 4. Reem has a larger central pool and the small Spinneys; Mira has more variety in unit types. Functionally, residents move freely between the two.
How do I get a moving truck into Mira's gated phases?
Submit truck plate numbers and driver Emirates IDs to the building manager or your landlord 48 hours ahead. The gate-house has a daily access list and turns away unscheduled commercial vehicles. We file these on behalf of clients as part of the booking, which removes one of the most common move-day delays.
Are utilities easier to set up in Mira than in central Dubai?
DEWA setup runs the same way as anywhere in Dubai — Ejari registration first, then DEWA application via the Smart App. The Mira-specific quirk is district cooling: the chiller is operated by Empower in some phases. You'll have a separate cooling deposit (AED 2,000-3,000) on top of the standard DEWA refundable deposit. Ask the landlord which provider serves your specific phase.
Is the commute from Mira to DIFC really that bad?
It's 38 km. Off-peak it's 35 minutes. School-run peak (7:00-8:30 AM) it's 60-75 minutes via Sheikh Mohammed Bin Zayed Road. The faster route is via the back roads through Studio City and Al Khail, which holds steadier at 45-50 minutes. Most DIFC-based residents we've moved to Mira either work flexible hours or accept the trade-off for the rent gap.
