Movers Into Maryam Island Sharjah: The Cyan, Rehan, and Anbar Handover Playbook

The first thing you'll learn moving into Maryam Island is that Google Maps lies. The address Eagle Hills publishes for Cyan Beach Residences drops your truck at the promenade-side entrance — pedestrian-only during peak hours, no vehicle access for three towers' worth of moving traffic. The actual loading bay is around the corner on the Corniche St. service entrance, and security at the gate has no record of your move because you sent the permit to the wrong email.

Welcome to Eagle Hills' first phase of handovers in Sharjah. We've moved 11 families in here over the past three months — Cyan handing over now, Rehan and Anbar staggered through Q3. Each tower has its own logistical personality. Here's how to actually get a truck in and your sofa out of it without losing the day.

The Three Towers, Quickly

Cyan Beach Residences is the waterfront block. Direct beach access, resort-style amenities, and a service corridor that runs about 60 metres from the loading dock to the residential lifts. Handover started in the first quarter and is rolling through the year.

Rehan Residences is a G+P+9 tower further inland. Studios through 3-bedroom apartments, 800m podium garden, and the longest service-corridor walk of the three (90-110 metres from loading bay to residential lift core). Handover scheduled for Q3.

Anbar Residences is the third release — studios and 1-3BR with a tighter footprint. Smaller service elevator, faster turnaround on permit booking but no buffer for delays. Q3 handover alongside Rehan.

All three are Eagle Hills builds, so you'll deal with the same property management portal for permits and the same security contractor at the gates. The differences are physical, not procedural.

The SEWA-Not-DEWA Wrinkle

If you're moving from Dubai, this catches you out. Sharjah utilities are run by SEWA (Sharjah Electricity and Water Authority), not DEWA. Different portal, different documents, different activation lead time.

SEWA registration needs your tenancy contract, Emirates ID, passport, and a No Objection Certificate from the developer for new handovers. The activation lead time for Maryam Island flats has been running 4-7 working days — about double what DEWA does in Dubai. Plan accordingly. If your move-in date is the day SEWA activates, you'll be unloading in the heat with no AC.

The second wrinkle: Maryam Island's chilled water supply is not the same as Dubai's Empower or Emicool. The chilled water provider for Eagle Hills' Maryam developments handles activation through SEWA's portal, with the chilled-water account effectively bundled. There's no separate Empower-style deposit, but there is a separate consumption charge on your SEWA bill labelled "district cooling."

The Loading Bay Reality, Tower by Tower

Cyan Beach Residences

Approach off Corniche St., NOT off the promenade-side address. Service gate is on the back of the tower facing the Corniche St. service road. Security needs the permit (issued by Eagle Hills property management) emailed to the gate office at least 48 hours before the move. Bring two printed copies in case the email's lost.

The loading dock has space for one mid-sized truck (up to 28 feet) plus one back-up vehicle. Service elevator runs 1.4m wide x 2.1m deep — anything wider needs disassembly on the dock. The walk from dock to residential lift core is about 60 metres along an air-conditioned corridor; budget the extra 25-30% billable time vs a typical Sharjah apartment move.

Rehan Residences

Service entrance is on the inland side, away from the waterfront. The G+P+9 layout means you're using the podium garden as a transit zone — a 90-110 metre walk between dock and residential lift bank. This is where moves get expensive if you don't plan it.

Two ways to handle the long walk: book a longer crew window (5 hours minimum vs the typical 3-4 for a 1-bed) and accept the higher fee, or use our pallet-jack service to consolidate boxes once they're off the truck. The pallet-jack add-on runs around AED 350 and saves about 90 minutes of crew time on a typical 2-bed move.

Service elevator is slightly larger than Cyan's at 1.5m x 2.2m, but the residents share it during peak hours — book the morning slot (9-11 AM, before the school-out and lunch traffic) for cleanest access.

Anbar Residences

Smallest footprint of the three. Service elevator is the smallest at 1.3m x 2.0m — beds wider than 1.5m and 3-seater sofas typically need partial disassembly. The loading dock has space for one truck only; queue if you arrive at the same time as another move.

Permit booking through the Eagle Hills portal needs 24-48 hours minimum. Anbar has been handing over slowly, so the security team is still building their move-day routine — expect 10-15 minutes of paperwork at the gate even with everything in order.

What This Costs

For a Dubai-to-Maryam Island move (which is most of what we see), the AED ranges from the last 11 jobs:

  • Studio or 1-bed apartment, partial pack: AED 2,200-2,800
  • 2-bed apartment, full pack and assembly: AED 3,200-4,200
  • 3-bed apartment with white-glove handling: AED 4,500-5,800

What pushes you to the top of the band: the long Rehan service-corridor walk (add AED 400-600), Friday or Saturday slots (15-20% surcharge), and any items requiring disassembly that weren't flagged in the original quote. The Snagging-Week Overlap

This is the part nobody warns first-time Eagle Hills handover residents about. For the first 2-4 weeks after handover, contractors are still finishing snags — touch-up paint, electrical fixes, sometimes door replacements. They use the same service elevator and loading dock you'll need.

If your move-in date is in the first two weeks of your unit's handover window, expect contractor traffic to slow your slot. Cyan residents in March-April reported 30-60 minute waits at the service elevator during peak contractor hours (10 AM - 2 PM). If you can flex your move-in date, the third or fourth week post-handover is meaningfully smoother.

How Maryam Island Differs from Dubai-Side Moves

Three operational differences worth flagging if your last move was Dubai-side:

First, Sharjah crew permits — most Dubai movers have crew with multi-emirate work permits, but a few don't. Confirm with your mover that their crew can legally work in Sharjah before you book; otherwise you're paying for crew that gets stopped at the Sharjah border.

Second, traffic windows are different. The Dubai-Sharjah commuter peak runs heavily eastbound 5-7 AM and westbound 5-8 PM. A truck loaded in Dubai for an 8 AM Maryam Island arrival needs to leave by 6:30 AM at latest, otherwise it's caught in the cross-emirate creep on E11.

Third, mid-day prayer break enforcement. Eagle Hills' management at Maryam Island enforces a 30-minute break between approximately 12:30 and 1:00 for crew working at the loading dock. Build it into your day plan.
