The 2025-26 KHDA academic calendar ends on Friday 3 July 2026. The next year starts Monday 31 August. That's an eight-week window — and roughly 40% of Dubai's family relocations happen inside it. The reason isn't really cost (though July rents do drop). It's that you can hand over keys, hand over school records, and hand over Ejari without anyone having to sit a maths test in the middle of it.
We've moved hundreds of school-age families through this window. The ones who succeed don't start planning in May. They start in early April — 90 days out — and treat the move like a project with milestones, not a weekend to-do list. Here's what that calendar actually looks like.
The 90-Day Countdown (Day -90 to Day 0)
Day -90 to -75: Lock the Decision, Start the Notice Clock
Most Dubai tenancy contracts require 90 days written notice before the renewal date if you intend to leave. Even if your contract renews in August, you serve notice now — early April — by registered email and ideally a hard-copy delivered to the landlord's agent. Without that notice, the contract auto-renews and you're locked in for another year.
This is also when you tell the school. Most KHDA-licensed schools require a Transfer Certificate request by mid-April for a clean June exit. Late requests delay the certificate, which delays enrolment at the next school. Get this in writing.
Day -75 to -60: Two Quotes, One Permit Check
Get two moving quotes by mid-April. The good ones (ours included) will run a video survey of your home, ask about service-elevator dimensions at both ends, and quote a fixed price — not an hourly rate. If a mover quotes by phone alone, drop them. Apartment-to-villa moves especially need eyes on the furniture, because villa doorways and stairwells need different equipment.
While you're getting quotes, check your destination building's move-in permit lead time. Most Dubai towers want 5-10 working days. Communities like Arabian Ranches want 3 days. JBR and Marina towers want 7. Your permit clock starts the moment you have the new tenancy contract signed.
Day -60 to -45: Sign the New Lease, Start Ejari
By early May, you should have signed the new tenancy contract and started the Ejari registration. Ejari is the contract registration with RERA. Without it, you can't open DEWA at the new place, and you can't enrol the kids in their new school.
This is also the right week to schedule the DEWA reactivation request for the new home. Summer DEWA queues stretch to 36-48 hours from the usual 15. Booking a week ahead avoids landing in your new place with no AC for two days.
Day -45 to -30: Schools Confirm, Movers Confirm
Mid-May. The new school issues the offer letter; you accept and pay the registration fee. The Transfer Certificate from the outgoing school clears. KHDA records sync between schools — that takes 5-7 working days, sometimes longer if either school is slow with paperwork. If the kids are switching curriculum (British to American, IB MYP to A-level), this is when the new school requests the predictive grades and reading levels. They use those to assign classes; delaying it past late May means the kids walk in on day one without a class allocation.
Confirm the moving date with us in writing. We lock the crew on a 14-day deposit; cancellations under 7 days forfeit it.
Day -30 to -14: Pack the Non-Essentials, Donate the Rest
By early June, packing should be done for everything except what you're using daily. Toys the kids have outgrown, old uniforms, books they've finished — donate to Dubai Cares, Future Generation Foundation, or Take My Junk. The point isn't moral — it's that every box you don't take saves AED 30-50 in moving cost and one more box you don't have to unpack the week before school starts.
Day -14 to -1: Final DEWA, Final Inspection, Confirm Slot
Two weeks out. Old DEWA gets a final reading. Move-out cleaning is booked for the day after the move. The move-out condition report is scheduled with the landlord's agent for the morning of move day, before the truck loads. The new building's permit slot is in writing — paper or PDF, not WhatsApp. Movers' arrival window is confirmed (usually 6:30-7:30am for an early summer slot).
Day 0: The Move
Early start. Crews arrive between 6 and 7am to beat the heat — by 11am, ambient temperature in July routinely hits 38°C, and unloaded furniture sitting on a truck bed climbs higher. Loaded by 9am, transit, unload by noon, AC running by 1pm. Old place handed back to landlord by end of day. Move-out cleaning happens the next morning.
What You're Actually Saving
Pure moving cost: a 2-bedroom move that costs AED 2,400-3,200 in October will cost AED 1,800-2,600 in late June. About 20-25% saved. The bigger saves are the ones nobody puts on a spreadsheet:
- Rent negotiation: Landlords through July and early August are negotiable. We've seen 1-2 months free on a 12-month tenancy, which on AED 120,000/year is AED 10,000-20,000 in your pocket.
- School transition: Kids start September with everyone else. No mid-year awkwardness, no "the new kid" status, no missed first-week social bonding.
- Crew slot quality: Mid-week morning slots in late June are easy to book. Early October slots are full three weeks out and you take what you're offered.
The Tradeoffs Honest Movers Will Tell You
Summer in Dubai is brutal. Your crew works in 40°C+ ambient heat. Furniture wrapped in moving blankets gets warm — wood expands, leather softens, candles deform. Glass tabletops can't sit on a truck bed in direct sun for more than 30 minutes without sleeves. Your villa moving team should be planning shade tarps, two-truck shuttles, and chilled bottled water as standard — not as upsells.
Also: your kids are home all summer. Don't underestimate the chaos of trying to pack a six-year-old's bedroom while the six-year-old is in it. We recommend booking a daycare or activity camp for the actual move week — costs AED 200-400 per day per child, saves your sanity, lets the crew work.
If You Slip the Window
If you can't move before September, the next best window is mid-October to mid-November. Avoid late September entirely — it's the post-holiday return rush plus DSF lead-up. By December, prices climb back to peak.
And if you've already missed the April notice deadline? You may still negotiate an early exit with the landlord, but you'll usually pay 1-2 months penalty. We work with rental brokers who can sometimes find a replacement tenant fast enough that the landlord waives it. Worth a phone call.

Is July really the cheapest month?
July and August are the cheapest months for both rent and moving services. The tradeoff is heat — ambient temperatures hit 42-45°C, and your crew needs early starts (4-7am) and shade plans for furniture. If saving 20% on moving cost matters more than convenience, July is your month. If you have small kids who can't tolerate the heat or fragile electronics that don't like temperature swings, late June is the better balance.
