Pest Control Before You Move In: A Dubai Apartment Playbook

The flat had been empty for eleven weeks before our client took the keys. Day two she opened the kitchen cabinet under the sink and a German cockroach ran across her hand. By day four she'd counted seventeen of them. The landlord pointed at the "as-is" handover sheet she'd signed and went quiet. She paid AED 480 for emergency fumigation and lived in a hotel for three nights.

This happens more than people admit. Vacant Dubai apartments — especially in older buildings and ground-floor units near landscaping — collect pests during empty periods. Summer-vacant units are worse. Bedbug-flagged serviced apartment turnovers are an entire category. The fix is straightforward and cheap if you sequence it right; ruinously stressful if you don't.

Why the Pre-Move Window Matters

Once your furniture is in the apartment, every spray treatment costs more and works worse. Cockroaches and bedbugs hide in upholstery, mattress seams, the underside of bedframes, behind picture frames. Treating an empty unit is one company, two hours, AED 200–400 for a 1-bed. Treating a furnished unit is two visits, four to six hours each, AED 600–1,400 plus the inconvenience of vacating overnight.

The right timing is 24 to 48 hours before your move-in date. That gives the chemical residue time to dry, the warning labels can come off the doors, and your moving crew isn't tracking residue through the new place.

Who Pays — and the Clause That Matters

Most standard Ejari tenancy contracts include a clause that says the unit must be handed over in "tenantable condition." That phrase has been tested in RERA dispute hearings and pest infestations qualify. If you can show photos, dated, of significant pest activity within the first 14 days, you have a strong case for the landlord paying.

The script we've seen work, in this order:

  1. Take dated photos and a 10-second video the day you find the issue. Light, angle, multiple pests visible.
  2. Email the landlord and property management agent the same day with photos attached and a one-line ask: "Please confirm by [date] who will arrange Dubai Municipality-approved pest control."
  3. Get one written quote yourself in parallel. Send it after 48 hours if you haven't heard back.
  4. If silence continues, treat the unit yourself and file a deduction request against the security deposit at handover — with full documentation, this almost always succeeds.

Dubai Municipality-Approved Companies — Why It Matters

Dubai Municipality maintains a register of approved pest control operators. The chemicals they're authorised to use are tested for residential safety; non-approved companies sometimes use diluted commercial-grade products that work fast but linger on surfaces longer.

The major approved names we work with:

  • Rentokil Boecker — premium, AED 350–550 for a 1-bed, AED 600–900 for a 3-bed villa. Technicians wear identifiable uniforms; they bring documentation. Use them for serious infestations or bedbugs.

What You're Actually Dealing With

The four main residential pests in Dubai apartments, ranked by frequency:

German cockroach. Small, fast, lives in kitchens and bathrooms, breeds in 28 days. Found everywhere but worst in Karama, Satwa, Bur Dubai older buildings and any tower with shared plumbing risers. Gel bait plus spray, one or two visits clears it.

Bedbugs. The serious one. Found mostly in serviced apartments and short-term rental turnovers. Bites in a line on exposed skin. Treatment is heat (preferred — kills eggs) or chemical (cheaper, may need second pass at day 14). AED 800–1,800 for a 1-bed depending on method. If you suspect bedbugs, don't move your furniture in until clearance is confirmed.

Drain flies. The classic summer-vacant problem. Small, slow-flying, breeds in the gunk in P-traps that dried out while the apartment was empty. Fix is mechanical — pour boiling water plus enzyme cleaner down every drain, repeat for three days. No chemical needed if caught early.

Ants. Ground floors and gardens. Usually a perimeter spray solves it. AED 150–250 add-on.

The Pre-Move Pest Checklist

Before you sign for the keys, walk the unit and check for these:

  • Open every kitchen cabinet, look at the back-bottom corners with your phone torch. Cockroach droppings look like black pepper.
  • Pull the fridge out a foot (if it's there). Check the back coil area.
  • Check window seals and aircon vents for nests.
  • Run every tap and flush every drain for 60 seconds. Dry P-traps = drain fly hatchery.
  • Look at the mattress seams if any furniture is staying — small red-brown dots in the seams = bedbug evidence.
  • Smell the carpet in walk-in closets. A musty smell can mean rodent activity above the false ceiling.

When You Should Refuse the Keys

If you find active bedbug evidence (live bugs, fresh blood spots, eggs), refuse handover until the landlord pays for full thermal treatment. Get it in writing. Bedbugs in a vacant unit means the previous tenant's furniture brought them; the landlord is liable.

For routine cockroach activity, take the keys, file the photos, schedule fumigation for the day before furniture arrives, and chase reimbursement in writing. Don't delay the move — the unit gets worse the longer it sits empty.
