The historic core. Meena Bazaar is the textile and electronics souk district — narrow streets, ground-floor shops with apartments above. Karama — The Residential Grid

Karama is the working-class residential heart of old Dubai. A tight grid of apartment blocks, ground-floor shops, and the famous Karama Market (yes, the one with the "copies"). It's dense, walkable, and permanently busy.

Apartments here are functional rather than fancy. 1-beds go for AED 35,000-55,000/year, 2-beds for AED 55,000-80,000. You won't get a gym or a pool in most buildings, but you will get a 10-minute metro commute to DIFC.

Mankhool, Al Raffa, Al Hamriya — The Quiet Pockets

These sub-areas sit between Bur Dubai and Karama, offering slightly quieter residential streets. Mankhool has seen some newer development (Burjuman area), while Al Raffa and Al Hamriya retain their old-school charm. Rents track slightly below Karama for comparable units.

Why People Actually Choose Bur Dubai and Karama

It's not just about cheap rent. Although that helps. People stay in these areas for decades because of:

  • Metro access everywhere. BurJuman station (Red and Green line interchange), Al Fahidi, ADCB stations serve Bur Dubai. Karama has its own Green Line station. You can reach any point in Dubai without a car

Here's where it gets interesting for movers. Bur Dubai and Karama present challenges that newer communities don't:

No service elevator in many buildings. A significant number of older Karama and Bur Dubai buildings have only one elevator — or just a narrow staircase. Our teams have carried refrigerators up four flights in Karama more times than we can count. If your building doesn't have a service elevator, your move takes longer and may cost more. Expect AED 1,200-1,800 for a studio move in a building with stairs only, versus AED 800-1,200 in a building with a proper elevator.

Street parking for the truck. Karama's grid streets are lined with parked cars. Finding space for a moving truck often means double-parking briefly or coordinating with building security for a loading zone. We usually send a team member 30 minutes early to scout parking.

Tight corridors and doorways. Older buildings often have narrower doorways — standard is around 80cm versus 90cm+ in newer construction. Large furniture sometimes doesn't fit. We measure before move day to avoid surprises.
