Searching for self-storage in Dubai surfaces the same three or four brand names: 800-Storage, The Box, Store All, Extra Space. Every one of them advertises "from AED X per month" as a headline. Every one of them means something different by it. The actual price you pay depends on unit size, climate control, access terms, and whether you're on a month-to-month or a 6-month contract.
We book third-party storage alongside around 15% of our moves — for people between leases, fit-out delays, or seasonal storage. Here's what we've learned about the major Dubai operators and how to actually compare them.
The Players
Dubai has maybe eight genuine self-storage operators worth considering. Everyone else is either a rebranded warehouse with monthly rentals or a moving company selling storage as a side product.
- 800-Storage: the biggest and most advertised. Multiple locations across Dubai (Al Quoz, Dubai Investment Park, Ras Al Khor). Full range of unit sizes from lockers to 400+ sqft.
- The Box: second-largest. Strong in Al Qusais, Dubai Investments Park. Offers a mobile "pod" option in addition to traditional units.
- Store All: mid-sized, competitive on price. Locations in Al Quoz and Dubai Investment Park.
- Extra Space Storage: international brand, Al Quoz focus. Climate control as standard on most units.
- Easy Storage: budget-focused, warehouse-style units. Non-climate-controlled by default.
- Safe Storage (Dubai): smaller operator, often cheapest for long-term bookings.
- Homebox: mobile pod + drive-up unit hybrid. Good for whole-house storage.
- Storage Point: niche operator with solid climate control.
Pricing Matrix
Comparable 50 sqft (roughly 1-bedroom apartment volume) climate-controlled units, 6-month booking:
| Provider | Monthly Rate (AED) | Access Hours | Climate Control |
|---|---|---|---|
| 800-Storage | 550–750 | 6 AM–10 PM | Available (premium) |
| The Box | 500–700 | 7 AM–10 PM | Available (premium) |
| Store All | 450–650 | 8 AM–8 PM | Select units |
| Extra Space | 600–850 | 24/7 with card | Standard on most units |
| Easy Storage | 350–500 | 8 AM–6 PM | Not typically |
| Safe Storage | 400–550 | 8 AM–8 PM | Limited |
Range drives the decision more than the headline price. Always ask for the all-in monthly cost including insurance, access fees, and VAT — marketing rates often exclude these.
Climate Control: Not Optional for Most Households
Dubai summer outdoor temperatures hit 48°C. A standard non-climate-controlled storage unit in Al Quoz reaches 55°C+ internally by midday in July. At those temperatures:
- Leather sofas crack and discolour within 60 to 90 days
- Wood furniture warps and glue joints fail
- Electronics (TVs, computers) risk solder-joint damage
- Candles, toiletries, and certain plastics deform or melt
- Books, documents, and photographs degrade
For storage periods over 30 days during summer, pay the climate-control premium. The 40 to 60% price bump is cheaper than replacing a sofa.
Access Terms and the Hidden Cost
This is where "cheap" storage gets expensive. Three terms to check:
- Access hours: 24/7 card access matters if you need things at odd hours. Limited hours (8 AM to 6 PM) mean planning every visit around working hours
- Minimum contract term: some operators require 6 months minimum. Breaking early forfeits 1 to 3 months of fees
- Notice period to vacate: 30 days is standard; 60 days happens. If you give 20 days notice on a 30-day contract, you pay an extra month
800-Storage and Extra Space both offer month-to-month with no minimum term — worth the AED 50 to AED 150 monthly premium if flexibility matters. The Box has a mobile pod option that eliminates the access hours question entirely: they deliver the pod, you pack it at your home, they collect and store it, and they redeliver when you're ready.
Pickup and Delivery Services
Most operators now offer pickup and delivery — meaning you don't drive to the facility yourself:
- 800-Storage: door-to-door collection and return from AED 250 each way for standard unit volumes
- The Box: pod-based model built around this — they deliver and collect the pod as part of the service
- Homebox: pod delivery with flexible duration
- Others: most offer it at AED 300 to AED 600 per trip

Insurance — What's Actually Covered
Every major operator includes basic liability coverage in the rental. But the cover is capped. Typical caps:
- AED 2,000 per unit for 800-Storage basic
- AED 2,500 for Extra Space basic
- AED 1,500 for most budget operators
If you're storing a household worth AED 50,000+, take the upgraded insurance rider. Typical cost: AED 40 to AED 120 per month for AED 30,000 to AED 100,000 declared value. Much cheaper than replacing a fridge or a sofa after a water leak. Our moving and storage insurance guide covers the UAE framework in detail. The Decision Matrix
Pick your operator based on the priority that matters most:
- Need 24/7 access: Extra Space Storage
- Whole-house storage with pickup: The Box or Homebox pod service
- Cheapest short-term: Easy Storage or Safe Storage
- Best climate control for valuables: Extra Space or Storage Point
- Flexibility (month-to-month): 800-Storage, Extra Space
- Bundled with a SAMA Movers move: preferential rates through our third-party partner
Short-Term vs Long-Term Pricing Tricks
Every operator prices differently based on commitment length. Short-term (1 to 3 months) typically carries a 20 to 35% premium over 6-month rates. Long-term (12+ months) usually gets a 10 to 20% discount. If you genuinely need storage for 4 months and they offer a 6-month rate that's 15% cheaper monthly, the 6-month booking often costs less in total even if you vacate early — provided the early-termination penalty is less than two months of the cheaper rate.
Also watch the pro-rated move-in fee. Most operators charge a full first month regardless of move-in date. If you're moving in on the 20th of the month, you're effectively paying for 10 days of service. A few operators (Store All, Easy Storage) pro-rate the first month — worth asking.
SAMA Movers' Storage Bundle
If you're booking a Dubai move and need storage between leases, we bundle third-party storage at a 10 to 15% discount. Our storage service handles the pickup, the temporary storage booking, and the redelivery as one invoice — saving you the coordination on two separate bookings.

Frequently Asked Questions
Which Dubai self-storage company is cheapest?
For non-climate-controlled units with limited access hours, Easy Storage and Safe Storage usually win on price — around AED 350 to AED 500 for a 50 sqft unit. For climate-controlled storage, Store All and The Box are competitive at AED 450 to AED 650. Always compare the all-in price including insurance and VAT, not the advertised rate.
Do I need climate control for furniture storage in Dubai?
For any storage longer than 30 days that overlaps with summer (May to October), yes. Non-climate-controlled units hit 55°C+ internally, which damages leather, wood, electronics, and most plastics. The 40–60% premium for climate control is much cheaper than replacing furniture afterwards. For short winter storage, standard units are fine.
Can I access my storage unit any time of day?
Extra Space Storage is the main operator with 24/7 card access as standard. 800-Storage and The Box run extended hours (6 AM to 10 PM) on most sites. Budget operators typically limit access to 8 AM to 6 PM. If you need after-hours access, confirm it's included — some operators charge an AED 50 to AED 150 monthly upgrade for 24/7.
What's the difference between a self-storage unit and a mobile pod?
A self-storage unit is a fixed space at a facility you drive to. A mobile pod (The Box or Homebox) is delivered to your home, you pack it, they collect and store it off-site, and redeliver when needed. Pods cost 10 to 25% more per cubic foot but eliminate the packing-unpacking-transporting cycles. Better for whole-home moves; worse for ongoing access.
